Building new or replacement porch

Thanks for all your replies.

Kaye - Even if I do move the boiler, the understairs space is very small to fit the meters & a downstairs wc.

S10er- Sorry if I confused you, we do own the property. We would not think of doing it, if we rented it.

I have used the cupboard under the stairs to fit a toilet and its the best thing ive ever done especially with a little boy.

I stole about a foot of the kitchen which enabled it to work much better.

I'm not sure working into a property past a toilet is the best way of fitting one in and it would have to be a big porch to have a toilet and walk through.??

Are you Scottish - I say 'we stay in our house' too! :P

The last three properties we owned (stayed in) all had cloakrooms/downstairs loos. We have what sounds like a similar house to yours, bay window, and pantry under the stairs with gas/elect meters, and the boiler. We have talked about putting in a downstairs loo, and having the boiler moved to an outhouse that's joined on at the back. But we're not sure if it will be worth it as we may move within the next few years. I've no idea how much a job like that would cost, and the downside is it would remove much needed storage space.

Hi all, I 'm after a ball park figure for the construction of a 3ms porch with a dwarf brick wall, upvc or wooden doors and windows (dependant on cost) and a pitched slate roof. I have an extensive programme of works for the house which will start in the last week of July when my tenants leave, so I'm keen to get quotes in asap.

Thank you in advance. :)
