Homebuyers report: would like an independent eye!

Hi all,

 

We're buying a house in S8 and we've had the homebuyers report back. There were a few red flags but we're not sure how concerned to be about them. Basically, it's a 1930s semi and one recommendation was to get the wall ties checked out, and another two to have a look under floors in the attic and extension to check that there isn't any rot or damage underneath. There were some others too.

 

We're basically looking for someone with an experienced eye to go around with us, with the survey, and to let us know if any of the things flagged up are serious or concerning.

 

Does anyone have any recommendations?

You'd want a builder to come round and check things over with you, from what we found most of the stuff put on there was just to cover their ass because obviously they can't be an expert in everything.

homebuyers surveys are notoriously over the top, the surveyors nowadays to some extent are covering their own backs in case anything comes back at them so are very over cautious.

get a builder to go round and have a look, wall ties can go in certain properties but its not a disaster, as for floors in the attic and extension put some weight on them see if they move or flex or are uneven, attic is unlikely to be damp unless there is a leak.

A full structural survey might have been a better option.

They still only inspect what can be seen without moving anything or touching anything.

 

So hidden wall ties, inaccessible beams, all they ever do is recommend you pay someone to inspect them as they couldn't gain access.

Yep, that's exactly our thoughts. We just need to find a builder...

Look at next door outside bwk . If it has to have wall tiles seen to Its major knock on the door and ask or ask any one else on street. Walk away you can do without a prob like this Can be black mortar what else re-plaster etc. :hihi::hihi:
