  3. Hi. I'm looking for an experienced renderer to quote on the above. No jack of all trades with all respect. Must be render specialist, no subbies or passing the work on to mates or other companies. Having problems getting reasonable ones to quote! Want pebble dash really to match with adjoining property.   5. Did you manage to go to the Auction? Id heard lots of horrible things from the net and i went along this weekend. The tack sales are quite impressive, especially the second hand ones, bit like the old shoe flea market that used ot be outside the castle market. We went for a nosey, with a strict theory of no buying a horse. What did we do? We bought a horse before it went in the ring. A gorgeous cob mare, little over 3 years old but she was a right little gem. The only thing is that shes come with a passport but her previous owner was from Belfast and she was chipped in July 2012. We have written to the owner to try to find out a little more. has anyone else bought from the auction??
  6. you have to give the local authority right of first refusal. Check your land reg clauses - mines all written in there. depends when you bought the house too. I can confirm that i approached the council back end of last year to see if they had an interest in buying back - it is a formal process and Mr Shaw is right, they have no funds to buy back at the moment. You will need a letter to say they do not want to purchase though as it will get picked up by a conveyancing solicitor.

Agree keep away from deerlands and surrounding for that, but that is more central PX. I know the area and I rent both socially and privately.

  10. hi. i bought a nexus this xmas for my son. found the store appauling as we had some complications after purchase but when i bought it, they did give me a photocopied piece of paper to go onto a website to claim the promotional £20.00 cashback which was running at the time. Bit of a long shot but does anyone have or know of the site? I cant find it anywhere!!!

  12. just check the lease. you'll need to consult derwent and your lender if you have one (assuming your 50% is subject to a mortgage). I know we have allowed it in the past, especially if its for a good reason and you intend to return at some point in the future, ie going into the armed forces. Let us know how you get on?
  13. on a AST periodic, i take a months notice from notification. Your agreement may read differently but as a general rule this should be fine. Put it in writing recorded just in case eh? :0)
  14. Theres a few issues in your post. If the property is mortgaged, the landlord should have a buy to let mortgage. Alot dont, simply because it increases the mortgage repayments or because they may not have allowed it in the first place. The problem there is that if the lender isnt being paid in return and the owner runds up mortgage arrears,, the lender will think the owner lives there and the first the poor tenant will know about any eviction due to court reposession non payment of a mortgage is when a baliff knocks on the door to deliver an eviction date. So yes, id say that the landlord getting the post there IS possibly a problem!! It sounds like your landlord hasnt protected your deposit, so if he serves you a notice (section21) its not valid unless he can prove hes protected it. retrospectively, you can take him to court for not protecting it and claim 3x the value as compensation. Go to the CAB or Shelter, tske your tenancy agreement and get some proper advice on the tenancy you have etc and the procedure the landlord needs to take to remove you if you want to let it go that far. I think your post of "moving into a council house in May" needs some advice too........that depends on your situation, whats available and your assessment.....

  17. how about negociating and suggesting your parents could be guarantors? you could offer this prior to a credit check. Does your credit check point blank fail? oooo sorry, can see this has been suggested. offer this info first though

"If you go to a bank directly, the bank will only offer their own products and offer no advice as to whether these schemes are suitable for you or not..." totally agree with this - thats why with a copy of your credit report to hand and contacting your bank first to see what they offer first then compare then you have something to go on.
  19. If i was in your position, id be applying for my credit file. Although lenders will use different agencies as their is more than one, credit expert will give you a 30 day trial and give you a good indication of your file. The better it is, the more chance you have of securing a good deal with a high street lender. Get your credit record first because if you have a "blip" on there, its best to sort it out first before you leave a credit footprint applying for other mortgages. For example, if you leave a "declined" footprint, the next lender will be less likely to lend as it reduces their confidence. Also, you need to look at your loan to value (LTV) - this depends on how much equity you have in your home. For example if you owe £200 but your home is worth £220k, you have a 90% loan to value and therefore a 10% equity in your home. As this isnt alot, lenders will be taking a higher "risk" if your home is repossessed and a bit more of a gamble of getting their 200k back so charge you more for the lending. Best rates are below 80% LTV, ive been looking at the same thing myself and personally saw that HSBC are quite low at the moment and also the post office! Try yorkshire bank if you have alot of equity as they have just brought out some better rates. you can compare individual lenders rates on the net - why dont you look at say fixed rates with your current bank and see what they can do for you as a comparable starting point? Try to stay with a high street lender would be my advice but watch for the valuation and "booking" or arrangement fees. Brokers claim to be able to get you "exclusive deals" which may not be available on the high street (ie sometimes sub primes who charges higher rates as they are taking more of a risk say with a bad credit file) - but will charge their fees normally. They all sohuld be FSA registered so that does give some reassurance. Recently, i had a broker come to see me and they could get me a similar deal to what i already had but with an organisation id never heard of - for a fee of £1000 for "brokering" (if thats the right phrase, im sure i will be corrected soon on that!) and a further fee for booking with the lender. hope that helps, im sure theres lots of reps on here for organisation who can help in a similar way to brokering but personally, id try my current lender first and see what they can do for you as a start.
  20. Hello Due to a pending house move, I am looking to rehome my 3 chickens and their coop and run. Must all go together - aged between 1 and 3 years (1 is ex-battery hybrid, 1 hybrid and 1 white mix forgotton name of, possibly sussex mix!). They all lay. These ladies are great - We have had lots of fun but sadly i cant keep them due to the reason above. Hence i will only let these go to a good adult home preferably with someone experienced. I cant deliver, the coop and run are fixed and wont fit in a car, estate or a 7 seater no matter how hard you try! Will definately need a small box van at the least. No time wasters please - rehoming them is difficult enough. You are very welcome to view or PM for more details. Can be discussed on viewing, id prefer them really to get a good home Thanks
  21. goig back to your original admin fee for renewal, dont forget that if the landlord is renewing on the same property they will have to unprotect and reprotect the deposit - that costs around £30.00 with mydeposits - might be around that with TDS. Think of it this way, you have limited rights on an assured shorthold tenancy but will the landlord want to take the void loss if you dont resign up to a fixed tenancy and leave with a months notice? I know id want to let you run on periodic......either that or only charge what its costs to reprotect your deposit on renewal.
