Surely no S.21 as it is assured not shorthold assured ?

Sort-of.

All 1988 Act lettings are 'Assured'.

Some are 'Assured Shorthold'.

Others aren't and are usually called 'Standard Assured'. These latter are outside the s.21 procedure- and don't require deposit protection either.

And I did say 'as applicable"!
