Advice on dry rot

Hi All

 

Have recently had a property valued by a Rics surveyor and he's stated that there was some sign of dry rot in the cellar. He said he couldn't see it on the timber joists but that there was sign of it on the masonry.

 

I haven't had the bad luck to come accross dry rot before, is it treatable, if so who does this type of stuff? Any recommendation, suggestions as to what price I might be looking at? Is it treatable by me?

Dry rot is a fungus that soaks up moisture from timber it can travel along masonary and attack timber in the area. It doesnt help if say the air grate/ coal shute has been blocked as there is no fresh air in your cellar.

Most companies who specifically with rot charge a premium as surveyors always say get a specialist.

 

If the timbers are all looking ok as per your survey and you feel able to complete the task without putting your self at harm.. just order some dry rot treatment from the internet or builders merchants etc and do it yourself making sure you coat outside the affected area usually by a metre or so if possible to reduce the chance of missing some..unblock vents and let the cellar breath!!

Read the packet first though and wear personal protectice equipment gloves mask goggles,cover up skin etc!!

If a company do the job they'll probably remove any of the wood from the area, joists, floorboards and skirting board. They also like to remove the plaster above for about a metre so it can get rather expensive. When I had it done they also ripped out a wooden external door frame which again bumped the price up but at least I got a guarantee that the dry rot wouldn't come back in the treated area at least.
