dinkdankdo10 Posted May 27, 2007 Share Posted May 27, 2007 Hi, we have just had an offer accepted on a house but the survey has come back as the hosue has previously been underpinned and secured due to previous movement. We have also been told that the house has not moved since early 90's. Movement is nothing major and you can't actually tell. Thanks Depending upon the value of the house, I would get a full structural Survey done. Probably the under-pinning will be sufficient, but you are probably about to make your largest purchase. The survey at the first house a friend bought told them that the Gable End Wall had moved about Three inches due to the hurricane that hit Sheffield in 1963. The survey also told them, ' to buy it not to worry, ' They bought it and never worried. The wall is still standing and the house as been bought and sold about five times since. It was a legal obligation that all buyers were informed and the sellers told us in a way they automatically assumed we would not be interested. We had already had a bid accepted on another house but thought we'd look at this one as well. A lot of houses in Sheffield are underpinned at Stannington, Wincobank, Stocksbridge, Walkley, Crookes, etc etc. The underpinning certificate will assure that the work has been carried out correctly and when it was done. I don't think it is anymore of a problem than buying one at say Kendray or Treeton where there might be mining subsidence. Link to comment Share on other sites More sharing options...

Garlic Posted May 30, 2007 Share Posted May 30, 2007 It will be important to make sure you've got buildings insurance sorted out as isome insurers automatically exclude underpinned properties.We bought an underpinned house and ended up haveing to use the insurance company that had paid for the underpinning.The quote was quite competative though. We had afew scary days when we thought the sale was going to fall though as our solicitor hadn't thought to mention that it might be a hastle to find insurance.
