babychickens
i'm not sure whether to laugh or cry, really. survey suggested taht reroofing of the house we want to be living in soon is more imminent than we supposed, so we arranged for our lovely roofer to go and have a look. he's just been over to drop the estimate off for the necessary work. £4500ish for the flat roofs and bays and gutters, NOT INCLUDING THE HIPPED REROOF NEEDED WITHIN 10 YEARS, which would cost an additional.... £12000. i guess i'll be taking that out of my pocket money, then. just thought i'd share this as a cautionary tale. i shall now go and start stuffing envelopes or some other such sucky job in order to afford it. edit to add - poop. just turned the quote over, and there's more on the back. necessary work actually £5250. a-Ho ho ho ho ho (groan). tabc
Hi there I really feel for you! We're going through the same process right now- we've not bought the house yet but we've got an offer on it. It's a flat roof - and it's in a dismal state. The house has immense potential but I don't know if it's just going to turn into a money pit! All is not lost with yours though - look at it this way - if you save a grand and a half a year, in 10 years you'll have 15000! Easier said than done though! Good luck with it - let us know how you get on. Out of interest - who was your roofer that gave you the quote? We need to get somebody in to take a look at ours... neeeeeeeeeek
How big is the house? My new roof has been quoted at 4.5k and it's not an especially small place.
babychickens
fairly big, but the reason it'll cost so much is that it's going to need rakers, and because it was built interwar, it has no felt under the tiles, so there's some damage to the timbers, too. blasted flat roofs, too. incidentally, is your quote from the roofer i suggested? butler (& sons)? tabc
i'm a roofer that price seems way over the top Hi budlight Out of interest - what sort of prices would you be looking at for re-roofing a flat roofed house?
budlight
depends on the size and if it needs reboarding.theres alot of different options so its not that easy to give a price of the top of my head sorry
