Veman
Hi, I'm buying my first home. They seller says she carried out minning and environmental searches 4yrs ago. THEREFORE, I've got the impression i don't need to. My solicitor hasn't help me decide and has left it to me do decide if i want them. Are they important...the house is on city road S2. cheers V
Tripitaka
I would suggest speaking to your mortgage lender as they are the ones that will decide as to whether you need them or not.
do-a-bull
You will need fresh searches carried out as a lot can change in 4 years. Not only will searches disclose any environmental problems with the site but also any new developments that could have a bearing on your house. Most lenders will require searches less than 6 months old in any case.
babychickens
as others have said, you really do need to do the searches - about £200, but could warn you about anything about to happen to your area.
