zweena Posted September 25, 2006 Share Posted September 25, 2006 Hello forummers! We are currently looking at a house to buy in Hackthorn Road in Woodseats. Just surfing t'internet and found some possible issues on this road regarding subsidence and radon. Does any one live here/has anyone lived here and found either of these things to be an issue? rubydazzler Posted September 25, 2006 Share Posted September 25, 2006 It's very clay soil around here and there has been subsidence on Underwood Road/Chesterfield Road, sometimes springs suddenly appear too and then disappear again but generally speaking, I've not heard too many horror stories. It's a great area to live by the way so don't let it put you off too much unless something really bad is revealed ... get a full structural survey is my advice, it's certainly worth the extra money. When the sale was going through it was found to have black ash mortar which caused the wall ties to rot and the top of the house to bow out. We ended up having to have this corrected before we could sell and it cost us about £4000 which was a lot of money then. The surveyor did say that it was the time it was built and black ash mortar was quite common and he reckoned all the houses on that road were probably the same. This would certainly show up in a survey though . It was usual at that time for the buyer and seller to split the cost of the work but our buyer couldnt afford it and since we already were paying a mortgage on our new home we ended up footing the whole bill. WallBuilder Posted April 11, 2009 Share Posted April 11, 2009 The only houses I know of in the Woodseats area that have a problem with subsidence are some of those on Chester field road as you go towards Home base. The hill behind them is collapsing and so some of the houses were cash sales as no-one would get a mortgage.
