Neepsend is clearly piggy-backing off of the success of Kelham Island and doing so pretty well itself - you can already see new food & drink establishments, creative industries/space etc opening on a monthly basis, and there are even signs that more residential projects are going to start taking off on top of those already established on the riverside - but to really become attractive to property developers they need to do something about the B6074 ripping through the middle of the area, and the overall abysmal pedestrian, cycling, public transport experience in the area.

 

I mean, the crossroads at Rutland Road & Burton Road/Neepsend Lane is a joke for pedestrians! The hugely popular Cutlery Works on the corner and all the patrons have to take their chances darting across between light phases!

 

 

 

There are of course question marks over existing businesses in the area and their access (no business will be without access, but it will change for many), but it's pretty undeniable that Neepsend is picking up on the same regeneration/gentrification that Kelham Island has, and that tends to be a pretty unstoppable force once it get's going.

More little business owners forced out ‘little car and engineering sheds , scrap men , builders lock up and so on . I have seen men in tears down

Kelham as their life time work is scooped up by infiltration of the upwardly mobile brigade

I have some sympathy - it's never ideal. But ultimately these kinds of areas - cheap land close to city centres - are ones that private housing developers will happily spend millions on building properties that help ease the acute housing shortage that we have in this country. It's hard for the council to turn that down.

 

It's painful for existing industries but it's not entirely unusual for areas to change and adapt to new uses when market forces come along and dictate change.

Or, indeed, the existing PRIVATE owner of the building/land.
