mburke   0 #1 Posted June 26, 2022 Considering a rear extension to my property. It looks like we have a public combined sewer to the rear of the property which would be beneath the proposed extension. Has anyone had any experience with Yorkshire Water and getting a build over agreement? Was it easy to do? Difficult? Meant you could not extend? ab6262 Â Â 202 #2 Posted June 26, 2022 fairly straightforward as long as there is access both sides of any extension, i.e manholes either side so the sewer could be rodded if necessary. its a simple form online, its worth getting a cctv inspection before you build over it to check for any damage or cracks. Meant you could not extend? we had a manhole in the centre of our new extension - we had to move it up to the boundary of our property.  cost about £300 for the application and someone had to come out and sign off the new manhole constructed by the builder which formed part of that fee.
 Share this content via...
mburke   0 #4 Posted June 26, 2022 Thanks both for your responses. It's hard to know how standard these things are as problems. If its something people have experienced and not really had an issue, then that's great.
 Share this content via...
forgeman   18 #5 Posted June 27, 2022 I know of someone who built a conservatory over a manhole without contacting YW. Years later when we had a lot of rain it flooded the conservatory and ruined everything.
 Share this content via...
Jeffrey Shaw   90 #6 Posted June 30, 2022 Building-Over Agreements usually retain easements (rights) for YW to gain access to its underlying pipes etc.
 Share this content via...
