Yes- but that's so irrespective of whether it's freehold or leasehold.  On 31/07/2020 at 10:06, LittleS said: Thank you, is there any website i can check if there's restrictions in which area?? oh? any experience you can share?? i think that's what we are going to do  All Local Housing Authorities will enter any HMO restrictions as a Local Land Charge. These are usually based on zoning certain areas where the LHA wants to curtail growth of HMOs.
 Share this content via...

geared   317 #8 Posted September 30, 2020 (edited) Do you need a licence for it? Have you bought one?  Have you checked if you are allowed to convert it?   Quote In order to maintain balanced communities, changes of use to HMOs will not be considered acceptable where more than 20% of homes within 200 meters of the site area already shared housing. Further information is available in 'Planning permission for HMOs' in 'Supporting documents & links'.  Edited September 30, 2020 by geared
 Share this content via...

topflat29   10 #10 Posted October 22, 2020 If you want to rent room by room basis to 2 or more unrelated parties , it requires HMO licence. Check the HMO rules operated by   your local council.
 Share this content via...
