Also, I mention Meersbrook as the OP is looking to buy in the south of the city and I think in a year or two their money will go much further there as it will undoubtedly in the really high density student suburbs I thought a large amount of the student housing was released onto the market years ago when all the new halls of residence got built? Is there actually an awful lot left?  Even with a lot of stock sold on, given demand is high already from buyers working for the big employers such as uni/hospitals, I'm not convinced we will see big falls.
