Just in the process of buying a new build house, the company want contracts exchanged middle December. It has only just had the roof tiled, when should we have it surveyed?

Doesn't sound like there's a whole bunch to survey? 

 

If you're not happy tell them you won't exchange till the place has actually been built?

A new build should not need a homebuyers survey as everything is new.  It should come with a NHBC guarantee.  If you have a mortgage it will need a valuation, which should be done before you exchange as otherwise you could be in a position where the lender does not lend as much as you need.  The lender will often organise the valuation so speak to them.

Usually, yes.

There are several alternative schemes, however, or a one-off new house might be covered by an Architect's Certificate.

If ifs Timber Frame i would look at getting a full survey to get a top guarantee as possible . 10 years n h b c not long enough

Haven't people run into issues trying to sell timber frame buildings?  Buyers not being able to obtain a mortgage or something?

 

A professional snagging service might be a good call given how important that process can be.

Not only getting a mortgage its his own piece of mind re- N H B C . 10 year guarantee . Google timber framed houses  a well known builder was pulled last year about concerns /  Google life expectancy  of T F Houses
