Advantages of such sale: no fees to Estate Agent, no  need for EPC, no chain.

Disadvantages of such sale: be careful to obtain independent legal advice about it, and know that the price might be below market value.

Hi, Is it still the case that an EPC is not required for a house sale that is not on the open market ? Would mortgage companies require one before lending against the property ?

Yes. Example: a sale from one friend to another, not advertised to the public, does not need an EPC.

 

A mortgagee [lender] will take no account of whether an EPC has been obtained.

Our solicitor has told us that any sale requires an EPC ....

Yep going down the route of getting one to avoid any hassle later in the process.
