Am I missing something here? It is nicely decorated on a dead-end street below Crookes cemetery. The landlord two doors down couldn't let a similar (but slightly less well-appointed) property with the attraction of an en-suite in the attic, at £600 a month. He ended-up selling it.

 

It does seem hugely over-priced even if I have just noticed it is a four bed and not three.

Its a 4 double bedroomed furnished property aimed at Students/ Sharers.

 

If it was a family house then yeah that amount would be ridiculous, but Im guessing the £1265 is actually the total of the rental of 4 separate rooms at £316.25 per month each?

Initially it seems high, but with 4 student sharers, is about £75 a week each.

 

How much bills be between 4? Quite minimal. Probably less than the going rate for the 'all-inners' which seem to range from about 100-150/wk.

 

Not all students like to live in crap, and this looks like somewhere nice. I pick up loads who are quite responsible and probably have parents with a few quid.

 

1 Bathroom though? hmmm I think that's a down side and would sway me against it, even if I was a richish student.

 

I think even 4 medical students or similar could probably find better with 2 baths.

Looking again, it has an electric hob, so no. Even with 2 baths, I wouldn't take that.

 

Gas hob is a must for 4 decent people, living relatively separate lives (i.e not a family)

Surely if 3 students wanted to live together they could hire an entire 3 bed for £600/month... About £50/week + bills.

 

If it's to be let as individual rooms then it would be more usual to advertise it that way, not as a house.

3 bedroom terrace houses in crookes go for between £650 and £750pcm. The Landlord wont get a family in there at that price. However this is a 4 bed and so, you can add on approx £100-£150 pcm to that for the extra room, if its big enough. But for £1265pcm, you can rent a nice semi-detached house in other good parts of the city. Crookes prices are out of kilter with the rest of Sheffield it seems. There is a lot of crappy housing being rented out at premium prices in the area. The mock, 1970's kitchen in the Western Park museum is more modern than some of the kitchens I have seen in houses in Crookes.

That would explain why the sign has been up for several months now. Surely it would be better to set a realistic rent and actually have it occupied?

It is a high price and probably a bit high up the hill for most students. I live a couple of streets away and houses like this sell for £200k. When they rent out for the usual £750 to £850 per month I always wonder what an awful return on your money that is. Less than 5% ignoring void periods, renovations, repairs, agents fees etc.

Crikey it's not just the rent thats expensive, the agent is taking a massive cut of proceedings too:

 

The Initial Money consists of:

 First month’s rent in advance

 Security Deposit - one and a half month’s rent

 Administration Fee £50 per tenant (processing and storage of documentation in hardcopy and/or digital formats)

 Referencing Fee £75 per tenant

 Check-in fee - minimum of £72.00 (There may be instances where applicants pay for check-outs instead. Contact your local branch for more information)

 Tenancy Agreement £300 (if supplied by us)

 

If there are any guarantors to the tenancy:

 Guarantor Referencing Fee £100 per guarantor

 Agreement of Guarantee £75

 

Other Charges:

 Change of Sharer £300

 Extension Agreements £125

 Outgoing reference fee £24

 

Optional extras if agreed:

 Express Move-In within 3 days £100

 Express Move-In within 5 days £50

 Saturday Move-In £60

Correct. Its HMO student house.

 

The monthly income from shared student properties is double what can be earned from renting as a family home.

 

Splitting a house and renting as separate rooms is where the money is.
