Inspection fee by council

Been looking at buying a house which could need a new roof fitting ,having spoke to a local builder he's informed me that councils charge £300 inspection fee for every £1000 that the new roof would cost .is there any truth in this or is he making this up .the house is in barnsley

IIRC reroofing normally comes under the non-structural renovation of a thermal element. But all the charges listed are substantially less than your builder appears to be suggesting. You can avoid involving building control at all by using an NFRC approved contactor.

I thought the amounts the builder I spoke to seemed a bit over the top at £300 for every £1000 roof costs .will do some ringing round tomorrow

He's pulling your leg! There is a fee and in the 2014-15 financial year it was £96.00. It may have gone up a bit this financial year.

 

Basically it it builing regulations approval. They will want to see what insulation you have in place when it is stripped. If it is insufficent then you need to top the insulation up.

 

They do the same for a re- render although few apply, just plead ignorance.

 

If it was me I would get the approval it can save issues later on, more so when you sell.

 

Ring Sheffield City Council Building control. An inspector sill advise and send out the relevant form.

I will do it by the book so to speak ,the house is in barnsley so will contact bmc .
