Pot luck house buying

Has anyone got any tips on buying a house?

 

We're getting wiped out at every turn. Offering low to start, then someone offers a reasonable offer and hikes the price up that they disclose to everyone before going to best and final. We offer over the asking price and we are losing out every time.

 

What are your tactics?! How does anyone buy a house?

 

We've got no chain and are good to go. Offering 5kish over the asking price.

 

also, Blundells do a guide price thing, say Guide Price: 180-195

 

What does this even mean? it means everyone goes for 195 and it goes over.

 

Does anyone know where we could camp long term?

You are possibly being beaten because the market is higher than you think. Talk to some estate agents to get a view as to what properties are selling for vs. the guide/asking price. In a rising market, you might as well go straight in with a high offer - you want to make an offer that allows the vendor to see as a decision to sell at that price as 'safe'. Good vendors will continue with the sale even if a subsequent higher offer comes in.

 

Have you considered buying at auction? This can work if you are prepared to pay the market price for a property.

 

As for tactics when buying via Estate Agents; try to make friends with the vendors, enthuse about the property to them, reinforce the message that you are serious buyers with the deposit and a mortgage decision in principle, so you are ready to buy. Be reliable and don't mess the agent or the vendor around.

Where are you trying to buy?? It might be high demand in that area??

 

The last house we bought we settled below the asking price, the entire negotiations took about half an hour.

The last house we bought we paid below asking price. We were the first and only people to look at it, few hours after we offered the offer was accepted. The house didn't even manage to get on the internet. But the EA knew we didn't have a house to sell and that we were serious about moving and didn't want to mess about. The EA rang us before it went on the web.

 

Best advice I can give is to decide what is worth to you and stick to that. Two previous houses we offered on we had decided our maximum and when the EA tried to get us to offer more we refused.

 

The sort of houses we were looking at come on the market fairly often so we knew that there would be plenty of other houses available so we didn't get too attached to any one property.

 

Check out sold prices in the area to get an idea of what the houses are selling for. It sounds like the houses are worth more than you think.

It's always worth having a causal chat with the owners if they are showing you round.

 

Start with the old how nice the house is comments, how quiet the area is, how tidy it is, why would you move etc etc etc etc.

Then you can move on to how long it's been on the market, how many viewings they've had, how many offers have been made etc etc etc.

 

We found most of the time houses had been on the market for ages, not many people had been to view and little to no offers had been made.

 

It puts you in a strong position when you come to make an offer, because you know you're likely to be the only interested party.
