Mortgage Application & Credit Check - Help Needed ASAP!

Hello,

This is probably going to sound really silly, but I am worried and just want to see if anyone can confirm some things for me!

I have a really bad credit history (alot of defaults), some have started to drop off and others are due to do the same as most of my debts are getting to 5 - 6 years old. I recently met with a mortgage broker and advised him of my full credit history and he was quite reluctant to continue with a mortgage application but did it anyway. Well good job he did cause I got accepted for a mortgage (in joint with my partner) huge relief that being stupid with money in my past wasn't going to effect us getting a house!

The mortgage adviser than stated to not apply for any more credit or be careful of any credit checks because any fails on my credit history from that point could mean I will get refused my mortgage because they do another credit check before it all completes.

Thats fine! Woooo I am on the first step to getting a mortgage!

Here's where my possible complication is. I have been asked by a possible new employer to undertake a credit check (as the company deals with money), I would only be doing a basic role but its common practice that everyone has to go through a credit check. I am now very warey that if I fail the credit check that not only I wouldn't get a full job offer but it could mean the next mortgage application will be declined!

Can anyone tell me if the credit check will effect my mortgage application or because I have been accepted for the first stage of the mortgage application does that mean my credit rating has improved (even by just a little) and I could potenially pass a credit check? I have asked the employer and they did say its not a problem if I have a negative credit history as long as I have a clear criminal history (which I do). But I am still warey as I dont want to rock the boat with my mortgage application!

Please help, any advise will be welcomed!

Thank you!

Any credit check can affect your credit rating. All credit checks leave a mark on your credit file and can have a negative impact.

Even using the likes of Money supermarket to search for credit cards or insurance products is a credit search on your credit file.

Your Mortgage Advisor is correct any credit checks could indeed stop you from getting your mortgage. Would it be possible for your potential employer to do the credit checks after your mortgage is complete?

How can using a website affect your credit rating. Your identity isn't known!

Before they provide you with quotes they ask for you name and contact details. Just going to the website won't do anything but using the site to look at quotes does put a search on your credit file.

Thank you for this advice! I guess its not a wise plan to risk my current mortgage application, but I will speak to the employers to see if they will do it after I have completed.

Thanks again :)

I just had a random thought and wanted to ask you another question (I know very cheeky of me!)

But I have been recently (after I got my mortgage in principle) had to do some car insurance quotes (I did quite a few), is there a way to see if that has effected my score?

All this credit score stuff proper confuses me, hence how I got in to trouble in the first place!

No problem.

The chances are if you have been searching for insurance online then you will have had searches done on your credit file. It does not make a huge amount of difference to your score but if your credit file is fragile then it can make a difference. Only way to check is to register for Experian and check your credit report. They normally do a 30 day free trial.

So when I fill in Danny Boy but use a fake email address, which 'Danny Boy' from the hundreds in the UK will have the credit search recorded against them?

Hey look at that. A search for credit cars on moneysupermaket without them having taken any details at all.

And even more interesting, look at this;

Maybe my mistake on the credit cards they will obviously credit score you when you click through to apply.

If you want car / home insurance quotes on any of the comparison websites they will ask you for your contact name, address, telephone number etc etc. Not just an email address. How can you get an accurate quote if you give them false details?

They then do a credit search or at least they used to. I was told this by a director at Legal and General around 7 months ago so unless something has changed since then.

They can't give an insurance quote on a home without knowing the address, and postcode at the very least is important for car insurance.

I suspect though that the name you give is irrelevant, they want those details so they can post and email you incessantly to try to make you buy their product.

I can imagine that they do a credit check if you are paying monthly and actually proceed beyond a quote though, as they are in effect giving you credit.
