Letting Agency Admin Fee's

After searching numerous properties for the last few months, I have finally found a place I realy want to move into. The only downside is the letting agency have now informed me that there will be an admin/credit check fee to pay of £300.00??!!


I was aware some agencies do require an admin fee, but surely this is an extortionate amount!? Is there an average that you should expect to pay? And what is it that you are actualy paying for, as I can't see it costing the letting agency anywhere near that figure to check your history etc.


Any help you can give would be appreciated.

T should not pay any fees to the Letting Agent (A) who acts for the Landlord (L).

A is the agent of L. The Agency Agreement is between L and A. The responsibility for fees under it rests on L.

T's only liability might be to reimburse L for A's fees- but only if the Letting Agreement (between L and T) says so.
