I think its a bad time at the moment and the time of the year doesn't help. - things may improve after Christmas and into the new year. Good luck

If you have 15 minutes, speak to your estate agent and get them to rewrite the brochure, stressing the good points more strongly- the proximity of a safe park, strong community area, modern kitchen and bathroom, large garden. (It never fails to amaze me now incredibly bad estate agents are at marketing, almost across the board). Estate agents have to provide accurate facts, not opinions otherwise they can fall foul of the Property Misdescriptions Act. They cant state its close to a safe / lovely / beautiful park (but could say within 150m of a park) or a strong community area (what does that mean anyway??). They shouldnt even say 'large garden' but could state the size of the garden. Give the agents a break! The house looks nice but not cheap / underpriced at 75k. A new main photo taken when the sun is shining with blue sky behind would look a lot better.

Inside looks great IMO but its only a 2 bed and young families will want something bigger for £75k. A 3 bed sold for £58k in September according to Houseprices.co.uk so thats leaves a decent budget to get it to the statndard of yours and it has 1 more bedroom. As has been said not a good time to sell but I'm surprised you haven't had a nibble in 10 weeks. Maybe worth saving on the EA fees does save money in the end.
