Do you think the ad is off putting in some way? Do the pictures look ok, Is the price to low? Ive put the price a lot lower than all the others in that category because I hoped it would sell quicker. But that could be that putting people off ? I don't know the area so don't know if it's competively priced. I think the marketing might need improving. Although its on rightmove etc, how does a prospective buyer know to look there? No forsale sign for passing traffic? Also, to find out more information you have to click on an Essex link, how come? I reckon you might just have to bite the bullet and go with a local estate agent to maximise marketing and local interest.

The back garden looks great, but the front looks overgrown and could do with trimming back and tidying up. However you have to understand the housing market right now is dead, and slows down even more over the winter. First time buyers, which your house would be aimed at, can't get a mortgage without a huge deposit, and so are stuck in renting. I don't know the area either, but have a look at what other houses in the area are selling for, and make some comparisons.

There are not many buyers out there amongst our unemployed youth, and even the employed ones, employed through agencies with precarious work and ad hoc pay. Reduce the price by £1000 per week. It shall sell.

blueleopard Posted November 22, 2011 Posted November 22, 2011 I agree that the main picture does need re-taking, the planting in the garden should be a selling point but does look a tad untidy on that photo. There are similar properties for sale for a similar price in the same area on the portals at present. It could just be a waiting game for the right purchaser baring in mind the Market is slower at present. How long has the property been for sale? James.
