Industrial unit eviction

Can my Landlord throw me out of my business unit because I'm a little behind with my rent. I have 3 years left on the lease and I pay what I can when I can. How much notice should he give before eviction ? I know it's probably in the Lease Terms in solicitors language and not every day English. Any advice would be much appreciated.

Your landlord should serve you with a section 25 notice, but don't hold your breath. Landlords of commercial property can and do get away with just turning up and locking you out. Unless you can afford a really good solicitor you will be sunk.

Unfortunately commercial properties have different rules to residential ones. A bailiff can evict you by force and levy an assets to the value of the rent you owe immediately on instruction from the landlord.

 

Don't think you've got a leg to stand on unfortunately. Just be glad they haven't taken any of your stuff.
