How can I find out the freeholder?

Hi,

anyone can help on how to find out who is freeholder of my house?

 

I have a house in Club Garden Road, lease hold of 80 years, I never receive any bill for ground rent, how can I find out the contact of the freeholder?

 

any advice is appreciated! :)

You can get a title register from the landregistry.gov.uk for £4, just go there and I think find a property tab at the top.

Gambler is right - if the freehold is registered - it might not be in which case its not so easy.

 

Presumably you don't get ground rent demands? What about your neighbours as its likely they have the same landlord.

 

Has anyone bought a house nearby relatively recently? If so its likely their solicitor will have made these enquiries already. Asking them might save you hours of searching!

This is an example of what you get for your £4 - I can't see where it shows the freeholder/leaseholder.

 

I need the same info as OP as I too haven't received a ground rent bill for about 7 years and have NO idea how to find out who it is. I also can't find my deeds - and I need to know when the house was built ... any one else got any ideas?

Samstar - I was a solicitor specialising in property until I left the UK a couple of years ago. What you have posted is the freehold title owned by Peter Andrew Bartram and Susan Helen Bartram. As the Bartrams' address is the same address as the property I'm guessing that's you? There's no sign of any lease on the title.

 

Your reason for posting was that you need to find out when your house was built. The title doesn't show that only that transfers took place in 1965, 1968 and 1974. My guess would be that the transfer in 1968 from Maradon Borough Council was to the original builder but, assuming you don't have a pack of title deeds to the house, you could speak to your local planning department and ask if they can give you a copy of the planning permission granted for the house. There might also be records in the council's building control department (for building regulations approvals) but its doubtful that those still exist if the house was built in the 60's or 70's.

 

Failing that you could try your local library for historic maps of the area.

Thanks for all that info - the thing I posted was an example from the Land Registry - not my house. I agree though, it doesn't give the info I need.

 

Maybe I'll go back to the Land Reg website and for £4 find out what it will tell me .... very annoying that I can't find my deeds. Bit silly really to lose them!

Hi - I have at last just paid off my mortgage- 26 years but i got there. I have been sent all the deeds etc to go with the house and in my opinion contain a load of twaddle. I am not sure what I was expecteing = Something legal or perhaps information on when the property was built etc but all i have got is a very think file that contains all the details of the previous owners - how much they paid, thier names, the solicitor they used etc - is this what they call deeds?. Sorry for sounding thick but not ever having seen deeds before I am not sure what to expect, I only know everyone has been telling me not to loose them / store them somewhere really safe / keep them with a solicitor - for what i ask myself, my car insurance document looks more important. Can anyone help, is this correct?, do I have to keep them really safe?. Suppose you never know someone may want them if I sell the house but for what - who knows.

Those documents will prove you are the current title older and help the next buyer of your property to get a mortgage . So don't lose the documents. Don't rely on the Land Registry records as Land Registry themselves have been victims of fraudulent transfers.

In the middle of your sample posting of LR record, you will see "title number" ending in " Aboslute Freehold ".

 

So go back to LR website and enter the post code of your address and buy a copy of both the "freehold title" and "leasehold title".
