This involves getting a solicitor to witness an oath, for which they charge.  I was under the impression that if an agent/landlord doesn't respond, the DPS returned the deposit to the tenant. That doesn't happen without getting solicitors involved.  To anyone that can't understand my anger; when you pay over £300 in fees, you expect a certain level of service. This hasn't happened here. I will get my deposit back eventually. I'm not missing it at the moment. It's the principle. Belvoir could be causing other people real financial difficulties by being slack with this. I'm lucky enough not to miss my deposit- for some families this could put them in real trouble money wise. It's completely unacceptable. You said "another delay", this one being due to holiday... but that implies there have been other delays before this one... what were they to do with?  If your deposit is protected, and it is all due back to you, then - yes - you'll get it back.  There's no need to be angry... in companies things take time. Maybe they've not gone and cross-trained on deposit release? Maybe they're waiting for Landlord instructions? Yes, they are supposed to get things done quickly... but, as I say, we can't know the entire story... I attend Check-Out with my outgoing Tenants and make a decision then and there about what I'd like to retain, and for what, if anything... if so I have always managed to agree that face-to-face and then I return home and start the repayment process. As long as the Tenant still agrees (always had to now) and respond quickly then they'll have their money in a few days (DPS transfers are never instant). They didn't respond, for whatever reason (laziness/incompetence/poor systems in my opinion).  None of your arguments make sense; you'd be very angry if it was your money! Yes, there is some latency to return of a deposit, but extra delays due to Belvoir's incompetence/poor systems/laziness is the issue here. 'In companies things take time' is the sort of claptrap that 'cheques in the post' type of bad debtors use.  I have been a landlord too and used DPS. I got my tenants' deposit back to them a hell of a lot quicker than Belvoir (when my tenants responded to DPS that is). But lots of tenants don't. So when landlords sit on their hands instead of doing admin to return deposits, they don't know what to do. For a lot of tenants, a delay in returning deposits because an agent is sitting on their hands could lead to financial difficulties. Just having a spare £600 from one month to the next is a big ask. Tenancy deposit service should just return deposits to tenants within 14 days of claim if the agent or landlord doesn't respond.
