fern   10 #14 Posted January 22, 2009 They make a point of saying they are not just internet based - the local offices are in Hackenthopre and Mosborough Village (above Pauline Coates solicitors) and they are looking to open a shop in Woodseats - so they tell me. As I said previously they have done exactly what they said they would and even been to the house 3 times to retake pictures to ensure they got the best. It has taken just over a week from signing to getting Board, upload onto Rightmove, brochures and HIP carried out.I know they still have to 'sell' my property but really I don;t see estate agents as sellers I see them as 'facilitators' to enable someone to purchase my house for a fair price. Deebles   10 #16 Posted January 22, 2009 Hmmm maybe blundells it is. is their a flat fee as most EAs do or is it a %? it is widest coverage and presence/advertising that im looking for. Also looks like i'll avoid saxton mee so thanks for advice !  Blundells quoted me 1.5% last week + extra for newspaper advertising.  Anyone had any experience of Wm H Brown? They quoted me a flat fee which worked out at around 1.5%. All advertising is included, plus if you use their solicitor for conveyancing (sale only), they don't charge for the HIP. mossdog   10 #18 Posted January 27, 2009 (edited) In the boom,Blundells were very fond of "sealed bids" (which might mean your best bid could have been"lost in the post") and they could sell to whoever they want thus maximising their commision especially if they arrange finance etc! I think there is too much temptation for Estate Agents operating the sealed bid system. As for Saxton Mee,enough about them is in the public domain already,but my own experience regarding them is that having chose them to market my property a few years ago, we had to rewrite the brochure three times due to poor description,shocking spelling mistakes, and wrong measurements! Absolute amateurs if you ask me!.............................I cannot understand how they hope to survive all the current bad publicity! It might depend on where your house is though - I think they find some areas easier to sell than others. Or perhaps they have put up their prices in the current market. L00b   441 #22 Posted January 27, 2009 Anyone had any experience of Wm H Brown?  Recently, as a potential buyer.  They pulled a rather distasteful trick (the old "someone-else-has-outbid-you-but-we-wont-say-how-much, what-is-your-best-offer, oh-too-bad-the-seller-accepted-the-higher-offer"). I won't bore you with the details, suffice to say the property in question is still FS and I now pointly refuse to consider any property on their books. Kaye2812 Â Â 10 #23 Posted January 27, 2009 We are currently looking to sell (trading up to take advantage of the weak market) and have had a quote from Haybrook and have two more lined up with both Saxton Mee and Spencers estate agents... although we haven't decided who to go with yet. Â Haybrook were really nice, both the sales girl and the manager of the Ecclesall road branch who came out to value our property. These are in with a good shout at getting our property on their books. They have a flat fee as apposed to a % + advertising costs. Â I have called Spencers a few times about houses and have always found them really helpful, so asked them to quote on our current house as well. Â As for Blundells, due to previous dealings with them (buying on 2 occasions and selling on one) I would not use them again. The brochure was never produced properly and we never even had photos taken. The additional fees for advertising and marketing (on top of the 1.5% charge) we also found to be quite steep. I have called them a few times to arrange viewings on 2 properties recently that they have on their books, only to be told that they will not let us view the property until we have sold our house... not the best sales technique if you ask me!!! They say it is the vendors choice, but as estate agents, are they not supposed to advise them on the best decisions to make??? We haven't had this problem with the other estate agents. I also found them to be quite unhelpful when asking questions about the properties we were interested in. This may just be bad staff at one branch (Eccy rd) although we had similar problems with the Woodseats branch a few years ago. I personally would not recommend them. Â Good luck with the sale anyway. Would work out at approx £1900 for us (+ extra for newspaper ads). I don't know enough abut Key2Go but Blundells are not just selling agents, as with Wm H Brown, Haybrooks etc., they also help you negotiate with your purchase too.
