samlasota   10 #14 Posted July 13, 2008 i live on oakland (Half way up) and ive not had any problems with a wet basement, it does have some areas of dampness but nothing to bother about. I'm at close to the top, on the side opposite from the WMC and the cellar is fine. Opposite though they have a bit of a problem with a natural spring leaking up through the cellar, but its not a massive problem. HarrietStar   10 #18 Posted September 9, 2008 survey has come back, we also got a specialist damp and timber survey, and basically because of the damp and poor ventilation, the timber joists for the whole of the ground floor have wet rot and need replacing. We also need to put in a damp proof course to prevent further damage. The survey didn't indicate that the underground spring would cause further problems, it seems to indicate that the damp proof course would prevent further issues. I know the houses below have problems with the cellar accumulating water from the spring, so i'm guessing the same prognosis will probably apply! I'll let them know (our lass's parents!)
