But what happens if you are a secure or Assured tenant, and the LL refuses to make any such improvements? geared   302 #2 Posted October 4, 2017 I doubt you could live there rent free, but surely if you asked the landlord to upgrade the property to EPC E then they cannot refuse?  Might be a difficult one in count though, the landlord would be in breach of contract, which becomes void - so therefore you loose your home?  hopefully the local authority would step in on your behalf and fine the landlord or something?
