  1. HB is paid 4 weekly in arrears. Good advice is to go to Howden House with all necessary paperwork and open your claim there and then. Take, completed forms (leave any bits you're not sure of and they'll advise), copy of tenancy agreement, proof of benefit (benefit book etc) and proof of ID (drivers licence or passport) that will help make sure your claim goes through as quickly as possible. There is a seperate form to fill in if you want your landlord to be able to discuss your claim with HB people (don't fill that in if you don't want them to be able to). If you haven't signed that form they should not even confirm that you are claiming.
  2. Tenants do not have to give notice if they wish to leave at the end of their fixed term (although it is good practise to do so). After the original term is over and if the tenancy has become a periodic tenancy (you haven't signed another agreement) then 1 month is sufficient. Landlord always has to give 2 months notice.
  3. I should have said, we have never been approached for ground rent on the property either.
  4. When I bought a property I ran into a similar situation. My solicitor organised a small insurance policy to cover against the ground landlord claiming something because of the change, maybe your solicitor could look into something like that?
  5. If the cheques have not been cahsed yet then cancel them, deduct the cost of cancelling them from the balance of monies, use the rest to get the roof fixed, replace belongings etc and offer the rest to the Landlord. Have you phoned Private Rented Standards, they are generally easy to get hold of and pretty helpful. They would probably agree to at least visit the premises and view the problems. When looking at properties in the future try to use ARLA or RICS agents, members of Sheffield City Council's Responsible Landlord Scheme or members of SADLA (Sheffield & District Lanlord Association). Not all landlord are like this, in fact in my experience most are good people but at least vetting your landlord's a bit may help avoid problems in the future.
  6. I'm told by people I know that Tapton are struggling at the moment as they are v, short staffed, no excuse I know! As I've said before contact the Private Rented Standards department at the council and the Environmental Health. The other option is to contact the owner of the property direct (if Tapton are just the agents) and demand they take action. If Tapton are the agents then there should be a UK contact address for the Landlord on your agreement if there isn't go to Tapton and request it. If the roof has fallen in and any of your belongs are damaged then obviously Tapton/Owner are responsible so inform them in writing of what items have been damaged, the replacement values and that you will be deducting the cost from the rent.
  7. I'd highly reccommend The Sloan surgery. Plenty of doctors there, staff are v. pleasant and doctors I have seen have all been great.
  8. It doesn't cost that much to sue tenants who do this sort of thing see https://www.moneyclaim.gov.uk/csmco/index.jsp up to £300 the fee is £30. £ 300.01 - £500 the fee is £50. £ 500.01 - £1,000 the fee is £80. This is made easier if tenants have guarantors as they can be sued if need be.

  10. I recently had my car's first MOT done at Nationwide on St Mary's gate in town. Staff were helpful & friendly and most importantly didn't try to sell me things. There is a discount voucher on Nationwide's website for 15% I think.

  13. Robbin' gits is right!! Surely they should be charging the owner of the property for the tenancy agreement as they are acting on their behalf. I manage my own properties and don't pass on cost like this, it certainly doesn't cost £80 for a tenancy agreement, I credit & reference check my tenants and absorb this cost also.
  14. As a landlord I always give my prospective tenants a minimum of 24 hrs to read an digest the tenancy agreement. I prefer that they are happy and understand the contract fully rather tahn face problems at a later date if they say they didn't understand something. Landlords should provide inventories, after all if they can't prove what condition a property was in when a tenant began occupying it how can they deduct any monies from a deposit for repairs etc? Fair wear and tear is to be expected and you cannot be penalised for it. What is the £80 charge for?

  22. It's nothing to do with the landlord if the utility bills are paid or not (unless for some reason they are in the landlord's name). If the bills are in the tenants name it is up to them when and how they pay the final bill. The only obligation would be to ensure the landlord agrees with the final reading (it's best to take that with the landlord). I would also take issue with landlords supplying forwarding addresses to utlity companies for Data Protection reasons (lets be honest the utility companies would not give the landlord details would they?)
  23. I go there quite often and think it's a great place (although I do wish they'd sort out a cover for the loft access thats just above of of the cubicles in the ladies loos, loads of girls mention it) Great venue, great atmosphere and reasonable prices..........can't go wrong really!
