  1. Hi When faced with the issue of money owed not being repaid I have found the following method extremely effective. 1. Go to https://www.moneyclaim.gov.uk/csmco/index.jsp and complete the paperwork as if you were going to submit. 2. Print off said paperwork (don't submit it yet just save it for future use) 3. Compose a letter to the person who owes you the money with a letter enclosed giving them a reasonable amount of time (I generally go for 7 days) to pay you. Explain if they do not pay within your timescale you will not contact them again but will immediately submit the court papers. 4. Send 2 copies of this letter & paperwork, 1 by recorded delievery & 1 by ordinary post from a different post office (get a certificate of posting) 5. Wait for 7 days and them if you have not had any joy (4 out of 5 times this has been enough for me) then submit the paperwork and await a day in court. The fees aren't too much to do this and well worth the effort. Did you sign an inventory at the beginning of your tenancy? If not then the landlord has not got a leg to stand on and the court will find in your favour. Best of luck, I get really irritated with landlords who have no concept of fair wear and tear and expect their property back in exactly the same state after a few years of rental.   3. I live on Rushdale Rd now and have never had a problem with crime. Folk are friendly, like the others have said there are some kids around Steve's store at the end but they've never caused me a problem.

They may not be the cheapest but I found them knowledgable and helpful. Also members of National Federation of Roofing Contractors. A cheap job is all well and good but I don't think you should skimp on a roof the consequences of a badly or poorly fit roof can be heartbreaking and costly.
  7. Make sure you take advice on whether your notice to quit has been served correctly, by that I mean giving the correct date for you to quit the property on. This is a common mistake made by Landlords, the date on the notice to quit must be specific to your tenancy and this will not necassarily be 2 months from when the new owners complete. If the notice has been served incorrectly you will get a bit more breathing space as you cannot be evicted if the notice is incorrect, take advice from Shelter, CAB or Sheffield' City Council's Housing Aid dept.

  9. My lease was sold to a company in Hunters Bar without my being notified. I totally forgot that I hadn't received the usual invoice from my previous ground landlords and did not pay 1 year. I did not get an invoice from the new landlords until I owed 2 years they helpfully smacked on a few extra charges not too much though (about £20) and after speaking to my solicitor she advised just paying it so I did. Buggars could of at least told me they'd bought my lease!!! I'm tempted to ask what they would want for my lease as it only has about 120 years left on it.

  11. I've been going to the Casbah (the Wap that was God rest it's soul.....lol showing me age now) for ages and wish they would sort out the downstairs ladies loos. They are without a doubt the WORST I have ever been in. The drinks are expensive and not the best, frequently no ice for shorts. I must admit since the change in licensing laws I've stayed in other pubs and not bothered with the Casbah that much.

  18. If your landlord is a member of Sheffield City Council's Responsible Landlord scheme they are supposed to get all claims prcessed in 2 weeks. That obviously depends on your supplying them with all the information they need to process the claim.
  19. There isn't a great deal of car paking for the pub is there? So that may have something to do with it, drink driving laws will have had an impact I would have thought. Also has there management change or something like that? Don't know anything about where it's name came from though.

  21. It's my understanding that tenants are allowed to inform the landlord they want to leave early and to ask him/her to replace them. The landlord has to actively do this and prove he is attempting to find someone else; he/she can't just wait for someone to come along. The new tenant will have to meet the same criteria to the landlord as ex-tenant concerning their acceptability. Ex-tenant will have to pay the rent until they are replaced. The landlord cannot ask for a higher rent from an incoming tenant. If ex-tenant finds a new tenant then within the above parameters he/she cannot refuse them a tenancy. Ex-tenant will have to pay the landlord's "reasonable costs" of finding a new tenant but was entitled to have been informed of this before they took on the tenancy.
  22. Thats not strictly the case, the tenant can leave during the fixed term however they are still legally bound to pay the rent until such time as the property is rented out again. However the landlord must make reasonable steps to rent it out again that includes advertising in the paper (this cost would be attributable to the tenant that has left)
