I've used Glenmill carpets on Spital Hill. They have a good variety to suit most price ranges & they do free fitting. You can haggle a bit with them sometimes as well. -

I walk in Meersbrook Park everyday and think it's a great idea, I only hope there is more to come as what is there at the moment looks very small. -

Hi Guys.......any advice for a frazzled mum? Baby M has been having an afternoon nap since she was born (she's 8 weeks now) which has been great (for us both) but this last week she's taken to waking up after approx 45 mins and simply can't settle back to sleep. She wants to go back to sleep but just as she's dropping off she jumps and wakes herself up again after this has happened about twice she gets distressed and then won't settle at all. She's pretty grumpy by 4pmish but I can't get her to have more than 30 mins then, so by bedtime she's a cross patch. She sleeps through at night without problem. Someone has recommended swaddling her for a few days........any suggestions, I've read about but am not overly keen on the idea of controlled crying.

You need to pursue this with the Landlord and not letting agent. the LA works on behalf of the landlord.

I agree, or contact Shelter on their free helpline. I would suggest writing to the landlady and explain you do not give her permission to enter the property without making arrangements with you.

Best advice anyone can give you is have a look at Shelter's website and give them a ring (they have a free helpline). The issue of giving notice is something that is frequently misunderstood and the cause of many problems. Stating that it says "such and such" in the tenancy agreement does not make it correct. A tenancy agreement cannot take away a tenants statutory right to 2 full months notice regardless of whether it says it can or not. This is an area fraught with difficulties and frequently the cause of misunderstandings & unhapiness for both tenants & landlords. Notice must be served on the tenant correctly using the correct section 21 document. Neither is the tenant obligated to allow access for viewings etc if they do not want to as they have the right to "quiet enjoyment of the property" whilst they live there, many tenancy agreements state that they do have to give access but as that contravenes their statutory right to quiet enjoyment they do not have to. Once a tenent is in residence they have more rights over the property than the landlord and can refuse access etc barring emergencies.

I think you are taking the best course of action, again I would recommend calling Private Rented Standards, so they can be aware of an issue with this property/landlord. I would also recommend sending your concerns in a letter (recorded delivery) to your landlady this will pre-empt any possibility of her claiming ignorance and that you didn't make her aware of the problem. Are there any potential prolems outside such as gutters/downpipes that are in a poor state of repair, sometimes something as simple as that left over a long period will cause water penetration, I appreciate you chouldn't need to do this but if it makes your current situation any better then probably worth the effort. I'm not suggesting getting ladders out or anything like that just have a look around what you can see from the ground. It may well be an issue with poor roof repair also that is allowing water to penetrate. Perhaps start making a attempt to look for other accommodation, it is likely if internal works are recommended then you will not want to stay in the property. Out of interest, is the property a HMO? See this link for info on what is/isn't a HMO http://www.communities.gov.uk/index.asp?id=1151996 This is another reason why Private Rented Standards could be helpful, the property may require other works to make it suitable for this sort of use. I ask this as you mention a tenant in a ground floor flat. Good luck. -

Just out of interest have you had a look at the exterior of the property, if it is water penetration causing the problem you might be able to spot what the cause is. For example a broken gutter or damaged fall pipe. Do you dry clothes in the property? If so that can be a common cause of condensation issues. Do you keep the window in the bedroom slightly open? This will help where condensation is an issue. How much water do the dehumidifiers pull out a day? And do they pull more out when it's been raining? If so this would indicate a problem with the exterior. Is there evidence of a damp proof course. The previous posters are quite right in saying that it is unacceptable to be expected to live with mould, however washing the walls with a mild bleach solution could provide some temporary relief for you whilst the issues are being sorted out. Often (not saying this is the case for you) the problems can be caused by tenant lifestyle. Call Sheffield City Council's private rented standards dept they will advise you much better than we can. -

I'm told you have to use the caterers, Harrods if you book Niagara, I didn't think they were great when I attended a function there. I think you should be free to use your own caterers if you are paying for the venue. -

I have been told that yes it's closing down but will be re-opening in a new venue. The person told me that they will be moving to the bars that are opposite the back of TJ Hughes (dunno what they are at the moment). -
http://www.voa.gov.uk/cti/InitS.asp?lcn=0 You should be able to find out the council tax band of any property by searching on the above site, you can have a nosy at your neighbours and see if you are paying more than them etc. A dead handy site for those of us that like to be well informed (or like me are just plain nosy)
