We would definitely recommend Andy Rowland.Â
He has recently done a complete refit and extension of our bathroom, and a complete refit of both our water closet and kitchen.
Â
His work was completed on time/ budget, and all aspects (including fitting, tiling, plumbing, plastering, decorating etc) were done to a very professional standard.
Â
Everyone who has seen it has been impressed, and we have already had several people ask who did the work as a result.
Â
Andy also offered good advice on any aspects we were unsure of, and on how best to deal with the one or two unforeseen difficulties that inevitably crop-up during big projects such as these.
Â
We would (and almost certainly will) happily ask him to carry out any future work for us.
Â
Andy & Nicola,
Totley
Â
Thanks Andy and Nicola for your recommendation. It was a pleasure to carry out the work for you. Have a fantastic Christmas!

We have just had our bathroom ripped out to bare brick and completely redone by Andy Rowland. It is fantastic, Andy and his colleague did a great job and showed great attention to detail. The job involved changing some of the plumbing round and it was all done without drama. We are really pleased with the result, would definitely recommend Andy. We got his number from using this forum, he is on hereÂ
Thanks for the recommendation Nick , enjoy your new bathroom :-)

Happy to do the job, call me to book in.
Cheers.

In my opinion it looks cheap. Tiling is much more resilient and looks infinitely better if done correctly.
Also I always waterproof any wet area BEFORE tiling, completely free of charge.
This tanking system ensures many more trouble free years from the tiled area.
The cladding stuff looks exactly like what it's made of.....plastic .
But that's just in my opinion :-)

I would just like to thank Andy Rowland of Rowland property sevices, who very kindly came round to my house and gave me some advice on a problem I was having with my drains. He came round on time and gave me the advice for free. I would be very happy to use and pay for his sevices !Â
Andy Rowland, your a star !
Â
Cheers Phil, I'm sure the action I suggested will sort out your problem, thanks for the recommendation .

I've just had Andy & Graham from Rowland Property Services to do some decorating work in the house. Andy had previously refurbished my bathrooms to a very high standard as well as installing the conduit and wiring for a theatre surround sound system in my lounge so I had no hesitation in asking them to come and do more work for me. I can highly recommend their charm, good manners, tidiness and professionalism.Â
Hi Dr Mac, thank you for the recommendations and for the work. Always happy to help. Many thanks.

Would highly recommend Andy and Graham from Rowland Property Services (Mob: 07932073345).Had a new central heating system fitted (boiler, rads and replacement pipework) replacing old, worn out gravity fed system.
Great advice given and the standard of workmanship exceeded expectations.
Will be back in touch when I've saved up for the bathroom.
Thanks again, Graeme
Â
Hi Graeme, thanks for the work and the recommendation , your new system is a corker! have a good Christmas , Andy

An "ignition" button on a washing machine!? hmm, I think as you say the washer is "elderly" and as such will use plenty of water, if you are on a water meter a new washing machine could well help to pay for itself in reduced water consumption.

Recently had to call on Andy of Rowland Property Services fame to resolve a leak I had in the bathroom. I know Andy from previous jobs too. He's happy to help whether it be big jobs or small. He came out promptly and quickly resolved the issue. Thanks Andy.Â
Hi Jon, thanks for the work and the recommendation.

Would also like to recommend Andy Rowland of Rowland Property Services - Andy and Graham fitted our new bathroom and a new boiler this summer and have done a brilliant job. Was 100% reliable, great knowledge and always a great sense of humour. Can not recommend highly enough - now saving up for Andy to do our kitchen!Â
Hi Gordius, glad to give you a warm home and a stunning bathroom!, looking forward to the kitchen.
Â
Many thanks

Following on from the excellent job Andy Rowland did when modernising our newly purchased house, we would like to add that he has been called upon again as we needed his advice on a couple of electrical/plumbing issues. His expertise in both areas has been invaluable and we are now able to resolve the problems ourselves. A friendly, efficient and professional service at a reasonable cost.Â
Hi AllÂ
We've used Andy Rowland of Rowlands Property Services for loads of things in our house and he comes highly recommended - he's done a complete refit of our bathroom including wet room floor, underfloor heating and all tiling and plumbing. We've also had him decorating our living room and hall.
Â
He always does a top quality job and turns up when arranged, can't recommend him highly enough!

I would check out the brightness as led lights tend to be much less powerfull than a the traditional equivalent.

Happy to call and give an estimate, cheers ....we offer a five year workmanship warranty on all work and six year warranty on all notify-able work.

If you get a high output matt it will heat the room too, is is advisable to cover with levelling compound before tilling as the tilling trowel may cut the delicate heating element .A compound with fibre reinforcement is recommend as the floor will expand and contract as is heats up etc. Also a thermo reflective barrier is recommended too.

Thanks for the recommendation ewanamber, and thanks for the biscuits too ;-) Enjoy your new home !
-
Seconded !!!!!Â
Andy did the same for me, all his workmanship is top notch, nice know there are tradespeople around who believe if a job is worth doing, it's worth doing well.
Â
Thanks for the recommendation andrejuan, thanks for looking after us and keeping us going with proper coffee!!

Correct Micky , coursing noise is quite hard to overcome sometimes, a prv (Pressure reducing valve ) should help, also cheap taps make it worse as the path of the water through them creates turbulance in the water thus causing the noise. Any restrictions in the pipe should be minimised ie valves open fully(after main stoptap).
Hope this helps.
Ps my water travels through bathroom upstairs first then into kitchen ;-)

Hmm, not sure adding anything to the water in a steam stripper is wise. wont the (whatever you add into water) cause a problem with the element. when water boils its only the water that evaporates and the rest is left in the machine. Just sounds dangerous advice to me spider.
