Hi You are bound by building regs if you have either a conservatory or an extension. The conservatory would have to have external doors from the house into the conservatory for the heat loss. An extension with it having a tiled roof, which you could put a velux in for more light and obviously windows all around, would not need the external doors from extension to house for the heat loss. If you are thinking about either or the two being open plan, I would opt for the extension which is more expensive but more economical in the long term. If you want the conservatory option the only way around it to keep as open plan as possible is to put bi-fold patio doors which when opened create a larger opening area.
