  1. Hi Shakaboo, Thanks for your reply. The water heater is connected to two ac main sockets. One is connected to the upper heating element, another one is connected to the lower heating element. Does anyone know why it needs two power cords instead of one? Is it because it's 3kW, one ac main socket is risky to supply 3000/240=12.5A? Unfortunately, I can't access the electricity meter reading everyday. Otherwise, I can monitor and study the characteristics of the water heater.

  3. Thanks for all replies. There are two wall mounted convector panel heaters in the flat. Thus, I think water heater only provides hot supply for shower and taps.   4. I just moved into a flat. At old address, gas boiler was used. Now, everything in the flat uses electricity. I'm new to electric boiler and do not really understand how it works. I find out that the electric boiler is connected to two 240AC mains and both switches are on 24hrs/day, 7days/week. As the weather is quite warm now, I seldom use hot water except for shower. Do you think I should switch off the electric boiler when I do not use it, and switch it on when I'm about to take shower? Thank you very much.
  5. Lately I spoke to few letting agencies. Some requested for "agency fee" or "admin fee" or "application fee". Some requested for "reference fee". For example, the reference fee an agent asked for was "50 pound per person". Let's say my partner and I will rent an apartment. Does it mean that we need to pay "50 x 2 = 100 pound" as reference fee? Can we just tell the agent that only person will live in the apartment?
  6. Hi davi, for a 12-month contract, and if the tenant, with 1-month notice, ends the contract at 8th month, the maximum loss for the tenant is no more than the amount of deposit he pays, right? Does he need to pay the rental for 9th-12th months?

  8. I received an example of agreement from a landlord. It states that: "The landlord may bring the tenancy to an end at any time before the expiry of the Term by giving to the tenant not less than two month's written notice." But I do not see any similar clause that will protect the tenant. If a tenant signs a 12-month contract, what will happen if the tenant terminates, with 2-month's written notice, the contract 4 months before the expiry of the contract?
