  1. so basically what you are saying is you dont know. I think you could probably apply your logic to most threads on this forum. I hope you can be as helpful on those threads as you were the on this one.

  3. the devonshire chippy is especially bad for chips, the broomhill friary is good and cheap. Elif go for quantity not quality, last time i went there i woke in the morning to the slushing sound of all the grease in ma belly. Kebablish do the best kebabs in sheffield, easily.
  4. it was good and he is definately talented but in a way that makes his situation worse, unless you think his talent comes from his drug abuse. He had a substitute guitar player for when he couldnt or didnt want to play, he was obviously coming down throughout his set as he got less and less lively and the moment when he couldnt even reattach his guitar strap and everyone tired to help made me think that everyone around him was treating him like he was a small child incapable of anything. Dont get me wrong im glad i went and there is something about the guy, i just dunno what.

I agree with that but as a property owner i would never like to see the value of my property decrease Your point about it being like monopoloy money is a good one, as, like you say you will never really see the money in your pocket of the cash in your bank account, unless as someone above said you downsize. I agree it is all very risky, but what choice is there, never buy a flat or a house because you are eternally waiting for a crash?. People who want to stop renting and get on the property ladder dont want to have to wait around to do it.

  9. If flat prices do fall through the roof surely it will effect all levels of the property ladder not just flats. For many people flats are the first step on the ladder, if their flats dont sell and they dont take the next step into a house, they will be effected as well wont they? Maybe all this scaremongering is fair enough but i think its a bit optimistic to assume that any level of the property ladder is unaffected by another.
  10. Bridgeblox is right, although in principal you can moan and moan about BAFO as much as you want too, if you want a house what choice is there. We have looked at several houses all have gone to best and final. If you dont go to BAFO you wont get the house, simple as that, unless like you say you are prepared to wait a year which personally i cant do. I have also started to notice that estate agents have undervalued a few properties (in one case two very similar properties on the same street, one selling at 120k, the other at 110k) to get people through the door to get bidding up. BAFO is annoying as a buyer, but as a seller its benefits you doesnt it, so why, as a seller, wouldnt you want to do it?? Im not saying you are wrong UKdavvy and Youwhatref, but if you see a house you really like and are going to live in for some time are you seriously telling me you would not consider it if it went 10k over asking? If you wouldnt then someone else always will so good luck househunting.

I think it completetly depends on the developement, i think discopaul is correct that in general the prices have started to level off with quite a few flats selling for under their asking prices. I know of ones in Wards, Millsands and the one opposite Brb (sorry i forgot the name) selling under the asking prices, i have also heard from an estate agent that Westone are selling under the asking prices. I think the smaller developments are fairing slightly better and as paul says the ones with a slightly better location in terms of development in the surrounding area.

  13. i think it is acutally going to become a car park with a casino on top. It is a very sad loss, the Roebuck Tavern is definately the Yorkshire Greys poor relative. It was great sitting on that piece of grass drinking a pint and watching the world go by.
