  1. Take a look at fyd tattoo in the forum arcade. Tacho is amazing. His work is outstanding. He specialises in Japanese style and traditional tattoo. So may not be what your after exactly. I'm sure if you pay him a visit though you may change your mind about getting a boring tribal design.
  2. If you register with the council as a "responsible landlord" you can make use of their private rented solutions scheme. It is free but they will need to assess your property to make sure it is suitable. They will find you a tenant and although they will be DHSS, the rent will be paid directly to you regardless.

  5. titanic a bitter blue nose if ever there was. did you have a perfectly legal goal rulled out by dodgy ref or lino? no. so you did not deserve a draw. take it on the chin mate over the full 90 mins we were the better side. we converted 3 chances you did not. in a few years time the result will still be 3-2 to blades. not wendy should have had a point out of this game. ref was awfull. and where the 5 min's injury time came from who knows.

  7. If you are selling with an agent who does both letting and sales then I would say to stick with them. I would only suggest using another agent if your current one does not have access to popular lettings websites. Dual marketing is open to so many problems. Neither agent knows what the other is doing. Neither will know when an application has been taken or if the house as been sold. It causes problems/upset for potential tenants and embarressment for each agency if they have to let someone down. If the agency you are now with has a lettings dept, speak to them. It may be cheaper to go with them. They have all the details to market it straight away too. Also check if your current selling agency will charge you if you decide to rent with someone else. . Some letting agents will not act if a property is for sale as tenants want security so you may have to pay a withdrawl fee to market the house with someone else. Finally, the council stipulates that only one sale/to let board can be displayed outside a property. The first is given priority and the other should be removed . It smacks of desperation also if there are numerous boards in the garden and tenants will know you are desperate and will justifiably try to negotiate the ren.
  8. The council may provide a paper based bond/guarantee but it depends on your circumstances. They generally only last for 6/12 months and some landlords will not accept them for this reason. It is worth asking the landlord if they will accept more money each month toward a bond. Guarantor's are liable to pay your rent if fail to do. Try and get a parent or family member to agree to be one. Before you ask remember that they will need to show that they have the means to pay if you don't so take into account their in/outgoings before asking them. If the person you are considering asking is on benefits then there are ways round it Hope that helps.

There appears to be some confusion somewhere along the lines... if you have moved home recently, which it appears you have, then you will no longer be receiving housing benefits, you will be receiving local housing allowance (LHA). The council do not transfer the payments from landlord to landlord. It is actually very difficult to get the allowance paid directly to a landlord in the first place! Unless you are considered vulnerable (drug dependant etc) it generally goes directly to the tenant. I'm guessing you assumed that your housing benefits would simply swap to the new landlord and your landlord thought the same? This does not happen so you need to call Howden House asap.Sounds rather dodgy. The brother has no right to come round and intimidate you regardless if he is an owner of the house. If he claims to own/part owne it then whoever rented the house out are at fault for not having the relvant consent to let signatories. Ring Shelter and the council for advice. Dont let this worry you too much. Concentrate on your child and partner, they will need you. Tenants have too many rights so you wont be made homeless (I say that regretfully as a landlord!)

  13. If your tenancy started after the date you mention then it should have been registered in a deposit scheme. If it wasnt then you need to take up the issue with the agent firstly as they will be responsible for registering it (assuming the agreement with landlord was not let only). You maybe entitled to some money back. The whole idea of the deposit scheme was to protect tenants from landlords who deduct money without reason. If your deposit was registered then any deductions have to be agreed before it is released. Most schemes need an ID number from the landlord and tenant to show agreement before monies are released. You should have given an ID number or at least signed something to agree with the deduction. Again, if you've not and the deposit is registered, something dodgy is going on. Landlords have to go through a lengthy process before getting the money back if its registered in a scheme. The company with whom with deposit is registered will try and contact the tenant and, if after 14 days they do not get a response they will send a statutory declaration which has to be signed off by a solicitor etc. This details any deductions and the reasons for them. If your tenancy began after April 2007 then you have valid reasons to contest the deduction. If not, unfortuntatley you'll have to suck it up. The landlord was a greedy swine. h
  14. Did you mention your concerns or the comments from the police whilst showing potential tenants around houses in the area?
  15. You should look at the OFTSED reports for schools before making any decisions and visit them all. Go several times if need be.... drop in un-announced as that gives you a better feel for things. The areas you have looked at have really good schools and given the economic climate, you will get a property within your budget of £200k - especially if you negotiate hard and are without a chain. Silverdale and High Storrs are the best secondary state schools in Sheffield (Silverdale is supposedly more academic and High Storrs is more arts and drama). That's the opinion i get from parents whose children attend. If your children are still in junior school then consider what the feeder schools are. On saying that, if you buy something out of the catchment area you want, you could always rent that house out and rent one in an area which allows your children to go to the secondary school you want. You will only need to rent for a year before ( i guess) but will have to consider your childs travel time.
