  1. It's going to be a tricky period for ALL agents - the bigger corporate firms will get hit hard. These fees are a substantial income stream for agents - especially those who charge large upfront fees. As a smaller, independent agent we currently manage over 500 properties and are trusted by landlords over South Yorkshire (my only plug I promise!!) and we will need to adjust our business model accordingly. As I said though the one thing we WON'T be doing is punishing landlords by increasing managed fees or other costs. They've had it hard enough this year as it is . . . Lets be honest though their needs to be a balance. Something that is fair for the agent (if you decide to use one) fair for the tenant and fair for the landlord.
  2. Hi all (op here) Thanks so much for all the responses, a really interesting read. Playing my card here - I'm an Estate Agent with Offices in both Sheffield and Rotherham and the purpose of my post was the get the thoughts of both Landlords and tenants on how you thought this would affect you moving forward and who will the cost actually sit with - Letting agents? Landlord? Tenant? I would like to ask you all a couple of questions both as landlords and tenants. . . . What would you like to see a Letting Agent do here? Should they pass the fees back to Landlords who in turn could increase rents? Should they take the hit on being unable to charge upfront fees? We currently do charge upfront fees for tenants which are extremely reasonable compared to other agents but this is something we are going to have to review. I'll be honest I think 2016 has seen Landlords been hit left right and centre. What can we do as Letting Agents to change this? Thanks again
  3. Lettings Agents Fees To Be Banned Lettings agents in England will be banned from charging fees to tenants "as soon as possible" under plans announced in the Autumn Statement. Mr Hammond said he would take aim at the charges letting agents can levy on tenants for services such as administration and referencing. The government believes the ban – to be brought in “as soon as possible” following a consultation – will help millions of households in private rented housing by sparing them what can amount to “hundreds of pounds in fees” We have seen these fees spiral, often to hundreds of pounds,” Mr Hammond said. “This is wrong. Landlords appoint letting agents and landlords should meet their fees.” But how will this affect Landlords and tenants moving forward? If the costs are levied at landlords, will rents increase therefore tenants could well end up footing the bill anyway? Will it drive up competition from potential tenants there the demand could be higher and rents may increase?
  4. Hi We are on the look out for a local band to perform at our Fun Day on Bank Holiday Sunday 28th August at Thorncliffe Cricket Club in Chapeltown! It promises to be a fantastic day for a ll the family with a range of games and activities throughout the day. We also have live music from 5pm with some fantastic local musicians. We do however have one slot that has come available at 8pm. Here is who we have performing so far; 5pm - Helena Bland a brilliant solo artist 6pm - Easy Street A fantastic 6 piece jazz band 7pm - O Captain Emo pop/American Indie - Not to be missed! 8pm - TBC 9pm - The Lost Days Rocking the day to a close! Hi all On Bank Holiday Sunday 28th August Crucible Sales and Lettings will once again be hosting our Community fun Day at Thorncliffe Cricket Club in Chapeltown raising money for Cavendish Cancer Care. It promises to be a fantastic day with plenty to do for all the family including; 45ft inflatable assault course Bouncy Castle Waltzers Hook a duck Penalty Shoot out Beat the buzzer Coconut Shy Cricket activities And Much more!! We also have live music from 5pm with some great local artists/bands performing; 5pm - Helena Bland a brilliant solo artist 6pm - Easy Street A fantastic 6 piece jazz band 7pm - O Captain Emo pop/American Indie - Not to be missed! 8pm - TBC 9pm - The Lost Days Rocking the day to a close! We also have a number of food stalls including; BBQ Wood fired pizza oven French/Canadian cuisine Donuts/Candy floss Ice Cream van It would be great to see as many people there as possible - Please help spread the word!
  6. Hi I am in the process of designing a newsletter that will get distributed in the Hillsborough and surrounding areas to over 5000 households. As part of the newsletter there will be a what's on/winter calendar section and this is where I need your help! Could you please advise of any events that are happening between now and the new year that the people of S6 might want to get involved in? Could be anything from Christmas Fayres, Lights switch on, Christingle Services, Carol services, concerts or any other community based events! We have fantastic games and activities for all the family, live music from some amazing acts, bouncy castles, food stalls and much much more!   8. Hi! We are in the process of organising a Community Fun Day on Bank Holiday Sunday 30th August 12noon - 10pm. It promises to be a brilliant day for the family with activities and games for all ages. All proceeds from the event will be going to the fantastic Bluebell Wood We have a kids zone, cricket games, tombola, tug of war, bar, live music and much much more! We also have the opportunity for local businesses to have a stall at the event. Places are filling up quickly but if you are interested in having a stand to promote your business but also to make it fun and engaging then please get in touch with me! We are also possibly looking for 1 more band/act to perform on the day? Know anyone who might be interested? We are also looking for the following; Ice cream van Kids entertainer Face painter We are hoping for up to 2000 people to attend and have had a fantastic repsonse so far through social media and flyers/banners we have distributed.   9. Hi, I have recently started playing for a cricket team after quite a few years without playing! I'm looking at getting in the nets to get back into it and was wondering where there are any indoor/outdoor nets in Sheffield? Will be going with a mate so bowling machines not needed and looking mainly after work 5/6pm or the odd weekend? Any suggestions greatly appreciated Cheers Ben
  10. Hi all I am currently training for the half marathon in a few weeks and although I haven't been training intensely for it I've been running 2-3 times a week. Over the last week or so within the first 2-3 minutes of running I get a pain in my left knee, which if I continue running the pain gets worse. I just wondered if anyone has experienced this sort of pain before and any advice you can give me? I'm going to book to see a sports physio hopefully this week (the one on Eccelsall Road unless anyone can recommend anywhere else) Thanks in advance Ben

  12. Thanks for your advice I lost my phone back in November but had it replaced through my insurance company. I will probably first of all take it to the Apple Store and see what they advise? *I just hope no one from Apple is scrawling through the Forum right now!!* Note to self - Don't tell them I dropped it!!

  14. Hi there I have a problem with my Iphone 4 which started yesterday! I dropped my phone on the floor (only slightly, no worse than I have before!) and when I picked it back up it had switched off. I turned it back on and it worked fine but only for a short amount of time before it turned off again. This happened several times, the time it stayed on getting shorter each time. It then got to a stage where the phone would switch on but only the Apple logo would appear. From advice on other forums it was decided that the best option was to restore back to my original settings. I proceeded to do this and when the phone was plugged into my computer it switched on ok and worked fine. The restore was completed successfully however when I unplugged the phone from the laptop it turned off after half a minute or so. I then plugged it in to my wall charger and again it turned on and worked fine whilst plugged in to the charger. One thing I noticed this time though was that it is saying that the sign on the battery is saying fully charged. However, the battery is now slowly deminishing. Maybe I need a new battery or could it be something else? Thank you for taking the time to read this and any help would be appreciated!! Cheers Ben
