  3. I think what the OP is saying is now that the tenants have been in for over 7 years does their tenancy become a regulated one? There is something somewhere about being a tenant for 7 years that rings a bell with me too.

If the trees was there before you decided to build the extension then it could be said if there was any future problems with roots that perhaps you should have considered having the extension knowing there was a potential problem with next doors trees. It's a case of which came first the chicken or the egg? I had an extension and I know the chuff next would plant conifers up to it straight afterwards so I went deeper and wider with the footings up to the party line. 1 metre deep down to rock and 700mm wide reinforced. Even an oak tree would have a job shifting that foundation.

  9. Going back further up the page about landlords. It is my guess that the landlords who are renting out their £35k houses do not live in the area, are probably Asian, and are getting their tenants through Housing Solutions. They have many homeless are desperate families on their books and will get maximum rent possible paid direct to the landlord in exchange for putting who they want in. In this case immigrants who have dumped themselves on the Howden House door steps! The landlord probably doesn't even know who is moving into their house and couldn't stop them if they wanted to if they found out they was East Europeans. You cannot tell the Council PRS or Housing solutions no immigrants! Think about it? Who would pay £495 a month for a 3 bed in Page Hall? Only the Council! Low capital outlay and high yield. If it is not Page Hall then it is going to be the next low value area.
  10. I still have a hot water tank which is heated by the gas boiler but also has the original immersion heater fitted in case of a boiler breakdown. Although on the one and only occasion the boiler did breakdown we forgot we had an immersion heater as in the 30 years we have had it we have never used it.
  11. As I understand it the area around Popple street was deemed for demolition but the local Asian population kicked up such a fuss the Council abandoned the idea. These houses was built in the late 1800's and are way out of date. Demolish Page hall and rebuild for the 21st century.

I have had years of been called out at evenings and weekends to price for jobs which take an average of 3 hours to quote for and the customer is only wanting me for a comparison quote or simply pick my brains. Quotes are not charged for and are usually done out of working hours. 3 hours a quote x 3 time wasters a week adds up in a year to a lot of unpaid wasted time. Now if I am booked beyond 6 weeks I will not look at any job until I am down to 4-6 weeks ahead. Really had enough of people stealing my valuable free leisure time. In your early business days you put up with it but once you start going to your cousins funerals you begin to realise there is more to life than wasting it on time wasters. Rant over.
  14. I recently broke my Blackberry Curve screen and EE replaced the phone. On fitting the 2 cards I discovered I had no contact list history. Lost every stored phone number. So now I want to be able to save to sim but I cannot find anywhere where this function is? I don't want to risk this happening again. Anybody know how to save contacts to sim?
  15. I know of an Asian friend who wanted me to go into partnership with him into a rented property venture. I asked what it involved and it was coverting houses into bedsits and putting ex-cons and asylum seekers in. You get £90 a week per room, easy money. I declined straight away but I did say what about the neighbours and the lowering of house values in the street by putting undesirables in, not my street he said, sod the neighbours think about the money you are raking in! Not quite my cup of tea. I want to keep my neighbours sweet so they can keep an eye on my property.

  17. Yes, the Hanson mixed mortar is excellent. I use it myself when I have the pointing pump up and running. Look up pointing on youtube and stiffer the better. Get it wet and it will be all over the place.
  18. Think you will find tenant scum outweighs landlord scum. There are two sides to a coin.
  19. Stalling for time to make sure the utility bills are paid up. If he was sensible he would have informed the utility companies when you moved in and when you have moved out. This will clear him of any unpaid debts. Usually the utility company will ask for a forwarding address and it is to his advantage if he has one incase of bailiffs etc. What I have had is the tenant changing providers so on vacating the property I do not know who to contact to check that bills have been paid. To make things easier why not give him the information he needs to satisfy himself that everything is in the clear. You do not need to give him a forwarding address but if you have nothing to hide there should not be a problem. As for the deposit I can only think that he has it in one of the deposit schemes through the RLA. They have schemes where the landlord can keep the deposit themselves. I do not know the in's and out's of such a scheme but I know a landlord that uses it. If he has not had the deposit in a scheme and the deposit was taken in recent years then he could be in a bit of trouble but I think it is unlikely. Good luck with it all.
  20. From what I can make out of the green deal you cannot ask for just one component of energy saving measures it has to be the whole package. It may include floor and roof insulation, heating etc. There was some excitement in the trade when it was going to be launched but now I hear of installers opting out as the money to be made is not that good and it takes a while for installers to get paid. I think myself the Green Deal is another one of those schemes that will die a death. But if the whole package is what you are after then you could be onto a winner if the sums add up. As to solid wall insulation then it can be internally or externally. Internally will mean every outside wall on the inside and the rooms will become smaller. There are also things to consider like coving, window sills, radiators that will need moving and door frames are hard to overcome. The other way is external insulation which is an insulated rendering system. Nothing like the old sand and cement render but factory produced lightweight polymer renders on insulation panels. Even this system has obstacles like soil pipes and window sills but they are easier to overcome externally than the problems associated with the inside method. Such as a stone fronted house may have to have a combination of both internal on the stone wall and external on the brick walls. Another alternative to the Green Deal or Eco is to pay for what you want yourself and progress at your own pace as finances allows. For the external render system try http://www.rendermaster.co.uk he is doing quite a bit of external insulation work mainly in S6 and S10.

  23. As said above, we don't need any unskilled low educated imported people we have an abundance of our own. As for immigrants doing low paid jobs well I don't beleive it. I put an ad in the Job centre for a labourer starting on NMW and I had a lot of what appeared on the phone to be English people applying for the job. I just do not believe we need to import people we have more than enough willing British people. What we do need is educated and skilled people not baby breeders!
