  1. I want to get two internal doors stripped back to the wood from current layers of paint. Is dipping effective as don't fancy trying to take all the paint off by hand. Also any recommendations in Hunters Bar/Greystones area?
  2. In terms of safety and the points about cycling in heavy traffic I'd recommend having a look at Pedal Ready. They offer free adult cycle training for all levels, funded by the city council and intended to encourage people to cycle to work See this website for more info

  4. I got a few quotes that came in not a million miles from that. The important thing is to check what that includes. On top of the conveyancing fee you also need to check it includes: Legal searches Land registry Change of registry with freeholder (this can be quite expensive (£150) if the company owning the freehold is London based/makes its profits in this way Other searches I got one quote which sounded great (£100 cheaper than the others) but only included the basic conveyancing fee. hope that helps

  7. My view for what it's worth - just about to complete on buying a property in central Sheffield. Managed to agree sale at around 5% below original asking price, plus a further hefty allowance for some building work that showed up in the survey. Throughout the negotiation felt in a very strong position given how the market is changing so feel like I got a good deal and somewhat protected if house prices do fall over next few years. Am I worried? Given that I'm planning on living there for the next decade (touch wood) and the mortgage repayments are well within what I can afford - No. However, you'd have to be a brave (or very canny) buyer to try to make a profit from property at the moment
  8. I really liked Meersbrook Park area - not as busy as Woodseats but really green and great views over the city. That was a little cheaper than Woodseats, which is a bit cheaper than Hunters Bar (though not as much as I expected). Bear in mind that, with the way the market is, you should be able to buy for some way below asking price (which is why we managed to stretch to Hunters Bar)

We looked at a lot of properties in Woodseats - some really nice ones there, near to shops, schools etc. Holmhirst Road/Avenue (can't quite remember) and around Fraser Road seem particularly good. In the end we miraculously found exactly what we were looking for in Hunters Bar but otherwise Woodseats would have been it
  10. Thanks I've spoken to a few surveyors to get quotes and ask about different types. All have recommended a homebuyers rather than a full buildings for the house I'm looking at. However, like you say it may be that they flag up further problems that need a specialist to look over them
  11. Hi all, I'm just planning a move back to Sheffield after 10 years away. Fleeing London for a much lovelier, friendlier city. Thanks to all those who've posted on threads recommending surveyors, conveyancers etc - very, very useful. I've had an offer accepted on a house in Greystones/Hunters Bar. Solicitor appointed and just sorting out surveyor now for a Homebuyer survey. Any tips on what to be aware of as things progress, & hints for moving things along gratefully received. I saw the thread on subsidence in Greystones. I'm further down the hill from Greystones Grange Road (I'm buying near Carrington Road). Is this still a problem round here and should the Homebuyer survey pick things like subsidence up (more specifically am I protected if they miss it?) Also, I'm hoping to complete by mid February (exchange of initial letters just happened this week). Is this realistic Cheers, Dave
