  1. Should have given us a call, we offer up to 85% - Hope it goes well for you though. We do the same, pay all your fees, in fact you don't pay a penny. A lot of people don't like companies like ourselves but for some it works really well. We do a lot where people don't want people viewing their house for 3 months, to get an offer and wait a further 3 months to then find out the buyer can't get a mortgage. This is happening a lot with lenders getting tight on their credit terms at the moment. Once we agree a sale we can complete in 4 weeks, no fees, no hassle. If the property does not fall in our criteria we network with similar companies who's criteria varies a little from ours, so as long as the vendor is willing to sell for a discount we find you a buyer who can complete fast. Just be careful with some companies, they will try and get further discount days before you complete, these companies are scum and like the ones who have been in the press recently we are working to try and get these companies out of the sector. They are very unethical indeed. Best of luck again and hope it works well for you.

  3. Hi all A while ago i saw a thread on here somewhere offering business solutions to taking peoples calls. Basically you can divert your calls to them and they answer with your business message and take a message etc. The place i saw on here was in Sheffield and i am not sure if it had just set up. They offered other services as well, i think. Anyone help in finding the thread please ? I have used search but not getting much luck !

  6. What we do with our letting agent is tell them that IF it is a good tenant and they pass the credit search we will pay the admin fee / search fee for them . If they fail then they have to cover the cost. The main point is to find a good tenant from the landlords point of view and personally i don't think the tenant should have to pay those fees if they are committing to a 6/12 month contract..

  8. Hi Shefflet Do you just do city centre ? 5% is very cheap i must say, is that for the full management or Gold service as it says on your website ? Your bronze and silver are not really a full management service.
  9. We use a management company for our properties in Barnsley / Rotherham etc. They have 2 offices and they are very good. They are currently looking to branch out into Sheffield in the coming months and will be breaking into the Sheffield area with a start off fee of full management for 8% which is fantastic. It would probably rise over a couple of years to a max of 10% which still takes some beating. If any landlords would be interested in joining a list that i am compiling and will be passing over to them once they actually get there office sorted please e-mail me your contact details and the number of properties you have in your portfolio that you would looking to have managed for you. They would then contact you direct once they have set up. Like i said they manage all our out of town properties and i have found them very good and totally recommend them 100%.   11. This is a really old thread i have dug up here but would like any further comments. Really interested in Arbour drive and surrounding streets in Thurcroft, any other people know it ? Also would be interested in anyone private renting in this area and what the rental market is like and what you could expect to pay per month for a 4 bedroom Semi ? Thanks in advance
  12. I think most of it has been covered but to add my penny's worth it does differ from lender to lender. The exact type of construction will have a name ie Waites, Laing easy form etc are construction types that come under the bracket of " Non Traditional". Lenders will have a list of yes and no's. If you can get the exact type of construction you can shop around. If others in the area have got a mortgage pick there brains about the construction type and which lender they used etc. Hope it may help a little

  14. It could well be condensation could do with a picture of the room / wall if you can ?
  15. Be aware of these damp companies. It could simply be condensation. Condensation can be really bad and leave massive damp patches and fungus growing so don't think it can't be that. Is the room double glazed ? Is the supposed damp area in the dinning room on the inside of an outside facing wall ? Are there any covered up air bricks in the room ? Is there any furniture in front of this supposed damp area ?
