  1. Contact the freeholder and ask why you have not had a bill. If they posted it but you did not receive it it is still due. If it is overdue you could find yourself with interest and a hefty “admin fee” to pay. Not sure if it could also go against your credit rating.
  2. Many sofas come to pieces. Often there are hidden bolts, but you may need to remove some of the lining underneath and re-staple it after re-assembly. Some even have a lever tucked away between the back and the arm which releases the back for ease of transport. Have a look how the upholstery has been put on. If the arms and back were clearly upholstered before assembly it has to be possible to take it apart. Having said that, I once hauled a double bed up on a rope to get it through the attic window. :)
  3. All household waste water normally finishes up in the same sewer. Rainwater can also go the same way but may follow a different route to a water course in some areas, in which case you cannot discharge a sink into the rainwater drain. If in doubt contact your water supplier.
  4. Outside lights need to be protected by an RCD at the fuse board. That’s to protect you in the event of a fault. If you tested the circuit as you described and did not trip the RCD, you may need to update your consumer unit. Get an electrician to have a look.

  6. If your tiles are on a concrete floor they may be hiding a damp floor with faulty or non-existent damp proof course depending on the age of the house. Worst case scenario is the concrete needs digging up and replacing to give you a dry base for your flooring. If they are on a wooden floor there should be plywood underneath. Getting them up with a hammer and bolster chisel should not be too difficult though the plywood will need replacing. If they are laid directly on floorboards you may splinter the floorboards getting the tiles up. A cheap option for a concrete floor is to use levelling compound on top of the tiles and to lay a wood-effect vinyl on top.
  7. Depends on size of the job! Get three quotes. Watch out for extras like charges to get to the job and back to base and VAT. If they need to dismantle and reassemble large pieces of furniture that will need to be accounted for.

  9. If the sellers are family of the former deceased owner, are they the actual registered owners or just the occupiers? If the property has not already been legally transferred to them, it will be up to the executors to sell it and distribute the assets after any dispute has been resolved.   15. Yes it is mad, but lots of people don’t get past the photos. I changed an old green carpet for laminate and put a modern headboard on the bed. After six months of no interest we then sold it in a few days. Many people these days want something that does not need work because they’ve no money left after the deposit. The answer is to modernise before you sell.

  18. You need to have a a look round a few. Standards vary. Wherever you stay, take photos of ANY damage such as stains, tears, missing paint as they WILL try to charge you for it at the end of the year. Also, if there are shared facilities such as kitchens, any damage caused will be your responsibility even if you were not present when it happened. Check the small print when making your decision.

Whether yours is below and they need to ensure they flush the blockage through it, or yours is above and it may have started to back up to yours, they may need access to make sure everything is cleared through. You know your drain is blocked which may be due to a blockage next door. If the solid matter has backed up it may need clearing even after next door’s is flowing again.
