  2. There's a free service from the house sellers advice site http:theadvisory.co.uk that will help you. They have independant advisors that will quickly find you the best mortage deal (whatever your circumstances). You can find it by clicking here! All the best.
  3. Who ever you choose make sure they offer you a "fixed fee / no completion, no fee" service. These days you don't need to put up with expensive solicitors charging you "by the hour / phone call / letter etc..." Shouldn't cost you much more than £500. Hope your purchase goes smoothly.
  4. Here are some other points to consider when getting your property ready for letting... 1. Notify your insurance company and make sure your cover is adequate for it's current value. 2. So you're assured the maximum potential rental, really make an effort to prepare & clean the property. All that House Doctor / neutral wall colour stuff helps alot. 3. As a landlord it's your responsibility to make sure the building & contents are fully insured + you'll need to provide evidence of this to any lettings agent you choose. 4. As mentioned before you definetly need consent from your mortgage lender. They are likely to agree if you can show solid evidence of the likey rental level you'll achieve & that you're putting the managment of the property into the hands of a reputable letting agent.   5. Just remember that a cheap quote is not always a cheap quote oncce you've read the small print. The internet has made conveyancing such a competative business that inorder for solicitors to stay competative against the internet marketing companies (that bulk buy solicitors time at a discount) they have come up with some pretty shady ways of slipping in unexpected costs. http://www.theadvisory.co.uk/conveyancing-quote.php This is a pretty good article on what to watch out for when instructing a solicitor.
  6. The most transparant coveyancing service I've come across is from Abode. They are a panel managment company but are one of the few that really do keep tabs on the service level their solicitors provide. there is also a good article detailing what you should lookout for in any conveyancing quote at "theAdvisory" website...(I'm a researcher for them). http://www.theadvisory.co.uk./conveyancing-quote.php It will show you how to spot a decent and upfront solicitor and help you avoid being ripped-off.   9. Best / most usefull self defence method I've ever come across is krav maga (did it while i was a student). It's the fighting method used by the Isralie special forces...totally no nonsence..

  11. A greek team vs a Turkish team playing on the pitch next to us at Sunday league....they didn't even make to the kick-off before everyone (and I mean everyone) piled-in....hillarious (if not a little sad too).
  12. I really like to see some meal plans details recipies that would give the optimum amount of Carb / Protien / fatty oils etc... Or at least some instruction as to how about forming a balanced recipe plan (just my 2 pennies worth).
