The £500 boiler is actually still in its box although I am a little stumped as to why it doesn't have the jig etc. When you say put £1,000 aside, is that just for the boiler or for fitting as well? If I were to provide a new boiler with warranty, would you be prepared to fit that and treat it as you would if you had provided the boiler yourself? I mean in terms of aftercare.
  4. I've accused no one of daylight robbery. I very much enjoy searching out a bargain but am prepared to accept that getting a bargain boiler is not necessarily the correct move when you look at the total cost over lets say 5 years. Paying proper money to have one supplied and fitted should bring fewer headaches and cost less in the longrun. JL, thanks for your suggesions, I am keen to get a decent boiler at a bargain price rather than a rubbish boiler at an even lower price. Need to fully understand warranty issues and the call out implications if I source a boiler and have it fitted by a professional.

  6. Hi guys, AFTer some further reading I've picked up some bad vibes about the Baxi's but I think that is mainly older models. I've not yet bought the boiler so am open to sensible quotes that include the supply of the boiler. ebay is my friend and so far, a three piece suite, taps and tiles have cost me £260, all brand new and all of decent quality. Found a Baxi 105he for £500, still in wrapping but minus the plumbing jig and flue. As I said, money is tight but I did wonder whether the boiler was one money saving excercise too far. JL - Could you provide a quote based on the detail provided, one with the boiler supplied and another with you supplying something toward the upper end of the scale. 28kw is what I believe I need. Complete-Heat - Could you do the same please. Is the downgrading process something you could find out and do for me or do you need a bit of official looking paper to say you can do it? Remember, I need all relevent certification soplease pipe up if you aren't certified to do any part of the job. Thanks, Dan
  7. John, Would you take on the job? (I'm assuming you're a heating engineer) Would it be a problem to run hot water and just the towel rail? i.e. will the boiler have too much 'power' for just running a towel rail? Dan

  9. I currently have storage heaters through out the house and an immersion heater and tank in a cupboard in the bathroom. I am about to renew my bathroom and would like a combi boiler installing in there. Initially I will not fit a full central heating system (money too tight) but would like the boiler to replace the tank and immersion heater, and to provide hot water to all taps and to heat a towel rail. I have had a 22mm gas pipe routed to the kitchen ceiling and it simply needs extending through the ceiling up into the existing cupboard in the bathroom. I believe that the existing water pipes that run from the tank to the taps in the house should be ok to just hook up to the boiler (with a bit of reworking at the boiler end). I will want the required pipework for a central heating system installing in the bathroom (under the floor) so I don't have to touch the bathroom again when I fit central heating. My main question is how much sould I expect to be charged for Corgi qualified instalation of the boiler? I guess it is only the gas pipework and electrics that need to be done by them by law, the water pipework could be done by me? Also, I suspect that a vertical flue would be best as it could easily be fed up through the bathroom ceiling and then out through the roof. Far easier than routing horizontally through the chimney breast? Do certain boilers only allow horizontal flues or can all boilers have either type of flue? Finally, I plan to buy the boiler myself (Baxi 105he or a Worcester hopefully) so the engineer need only turn up, sort the gas feed, mount the boiler and install the flue. Any idea of cost??! Happy to arrange for any interested engineers to see the job. Thanks in advance, Dan
  10. I was in the same situation 18 months ago. I didn't mention it to my lender initially due to ignorance, later as an informed decision. My lender charges you £100 per year to print off a bit of paper that gives you consent to let, no change to the rates or anything. My view is that so long as they get theri money each month they should have no problem with it. I know it's 'only' £100 but its the principle. About 8 months ago I let slip whilst talking with them about getting some equity out of the property, a stupid lapse in concentration and I'd given the game away. Along came a letter stating that they had reason to believe blah blah blah. Being my usual organised self I forgot all about it, did nothing and have heard nothing more from them. Make your own judgement on what to do. Regarding your rent not covering your mortgage and therefore you are making no profit....you can only count the interest payments as your expenses, not the repayment element of your mortgage. Therefore, if you take in more rent than you pay out in interest you are making a profit and the tax man will want to know via self assesment. However, I suggest that you read up about the 10% Allowance. Basically you can claim 10% of various outgoings as 'wear and tear' and this counts as an expense that you can offset against your rental income. There are various other expenses you may be able to include, do some reading. If you employ the services of an accountant to sort it all out...still do your reading up. The accountant will take the safest route and you will need to suggest to them how they should save you money....daft I know! Finally, keep all receipts etc and take some time over your tax return. In my case I was able to transfer 'losses' made on my property and use them to lower the ammount of tax due on my normal income. You can also carry losses over to the following year so that if you make a profit on the house next year then you can again lower your tax bill. The net result for me was a £395 tax rebate rather than a £450 tax bill, that's what I call a result! Good luck.

  12. Well I've had a few ideas over the years but little with them.....other than with my Friends Reunited type idea with which I was laughed out of the University business incubation unit. This was three and a half years before Friends Reunited appeared, and was basically the same idea but focussed on universities rather than schools. The business model split the company between me and Hallam Uni, with their contribution being their students' skill in putting the site together, and their lecturers' skills in business. In hindsight I should have just done it myself. I've had two other ideas which have since been done and are earning their owners a small fortune. I now have confidence that some of my ideas are viable businesses and I want to make sure that I don't miss the boat again. The current thing bouncing around my mind involves healthy food, young professionals, disillusioned dinner ladies and ex cons.......not to give too much away! Just waiting for a response from Glittergirl, hopefully she'll be the driving force that I need, got plenty of sources of funding thanks in the main to tha fact we're in an Objective 1 area and as such have cash thrown at us.

I work best in a small team, ideally with a 'do'er' as I'm more of an ideas person and struggle to finish jobs as my mind is always onto the next idea.
