  1. Hi I wondered if anyone could recommend two trades for me please in Walkley? I need window cleaning for a three story residential property, one off clean. I need a one off gardener to trim bamboo, bushes and tidy the grass and will take away the waste. I had arranged for a friend to do these but they've broken their leg and I need to get it sorted for my end of tenancy asap.
  2. Thank you It sounds corny but in the house I felt really at peace, happy and could see me and my partner living there with our cat. And also being there as our lives change in the next few years. I'm not one to normally have a response like that and haven't at other places we've seen so when I heard people explaining you just have a feeling I never understood what they meant before.
  3. Yup, I think they will be really useful and having seen the nightmare one of my colleagues is having chasing everyone I do think it will be smoother. We won't, but it's good to have the measurements ready so as soon as that's all done we can.
  4. Yup provided everything is sorted in our meeting on Saturday. We've been up front and let them know everything so at least there's that. Plus our meeting is two doors away from the estate agent so we can take everything round straight after (and drop the vendor a message as he gave us his number when we were viewing the property). Then it's just a case of arranging for us to go round again to take measurements for windows so we can order curtains or blinds.
  5. We've put the offer in as the revised asking price because it matches what we were looking for even with some work we'd want to do on it. We're going to get a property surveyor in (and not just the sort provided by most mortgage lenders) so if anything is picked up we can re-negotiate if needed. Must admit I'm excited but trying not to be too much until we have our meeting at the weekend and I know the "Sold - STC" goes up, and even then I think I'll be quite calm until contracts are signed
  6. We made an offer today and its looking good. Just a shame we have extra security on our bank account (partners ex workplace payroll was hacked so we got extra security on the account to be safe, kinda bit us today for it though but at least it means the account is safer if anyone tries to use our accounts to apply for anything)

It did help with the viewing and feeling more positive after reading all your advices We've both agreed with using a broker because if all the help they will give which isn't just arranging the mortgage. It helps I work in brokage (although commercial insurance) so I know the vast amount of leg work which they have to put in having dealt with some mortgage brokers for some of my clients
  8. To be honest it's the amount of chasing a broker does that appeals, two people at work have brought houses and the one with a broker seems much more relaxed than the one without. We know Yorkshire Bank seem to be the best for us (we did try to have an appointment with Santander who we bank with but they just did the online calculator when we were in branch and said we'd need to book a different appointment to get a mortgage in principle which is what we'd said we wanted the appointment for in the first place)
  9. I suggested that to my partner but even though he works in tech he still likes going in to see someone, I think it feels more personal to him that way than online
  10. Wow 3 weeks is fast! I'm hoping for it to be 3 months as then it'll work better with our rental contract we currently have it I guess it depends too on if the sellers have found somewhere without a chain
  11. We will do, thank you How long normally does the whole process of buying a house take once you put an offer in? I've heard it can take 3 months at least?
  12. When we looked at a house a few months ago we got directed to their in house mortgage broker, was honest that we didn't like the house but he still sat down and talked us through everything. Must admit we are going to be contacting him if the house of suitable for everything to get sorted as he put our minds at ease and pointed out a lot of things with the process of buying a house we hadn't known about. Plus I'm a commercial insurance broker and know it's so much easier having someone else do the chasing for you
  13. To be honest that's why we've not got one yet as we want to wait until we find the right property.
  14. Oh that's much better then we are putting aside more than what the mortgage payments would be into the savings account each month, even with our rent at the moment so that seems promising. I must admit it's exciting as we did live in London for 6 years and I thought we'd never get on the property ladder so when the chance came for us to move back to Sheffield we jumped at it.
