  2. I heard the same thing today - it looks like the retail park is finally taking off! It's great to see it filling up after being half finished and empty for so long.
  3. I've spent a fair bit of time lately looking for a decent way to do this myself and I ended up going for a deal with EE. EE offer a service called Pocket Landline where they give you your own local number (ie. 0114...) for £12 per month. All the calls go directly to your mobile and there's no extra charge to you or the caller other than the normal costs. Alternatively you could set up a call divert from an existing landline to your mobile but once you take in to account the divert charges and per minute charges it can end up costing a fortune.
  4. Personally I would prefer to own the freehold as it should make the property more attractive when you come to sell it on and likely increase the value. There is a government funded website and helpline that provides free advice on leasehold matters and they will be able to answer all your questions properly and professionally. I'm not sure if i'm allowed to post a link but if you google 'Leasehold Advisory Service' you should find it, alternatively you can call them on 020 7832 2500 Monday-Friday.   5. The only other thing I would suggest is to contact the agent and tell them to phone your solicitor. Even if it doesn't move him on any faster it will give the agent a better understanding of what's going on and they can relay that information to the vendor. It sounds like exchange is close so I wouldn't have thought it would make sense to anyone to pull contracts and start from scratch with another buyer. At the end of the day with repossessions the vendor/bank, agent and solicitor all want to be paid as quickly as possible and from what you've said you look like the best option at the minute so you need the agent to do their job and keep everyone calm and informed.

I highly doubt that a new solicitor would be able to move any faster than your current one at this late stage, also you would end up having to pay both anyway so it makes more sense to plead/beg your current solicitor to get a move on. If the mortgage company has issued an offer they must be happy with the survey and if all the searches are complete and back what exactly is the hold up? I should speak directly with your solicitor (not his secretary) and find out what's going on - also explain that the reason you chose him was because you were assured that the 28 day time limit wouldn't be a problem. Good luck with it all, I hope you can get it sorted out, repossessions can be a nightmare.
  7. The first thing you need to do is get someone to draw you the plans, we use a guy called Peter Davy who really knows his stuff (PM me if you want his details). You can then submit to planning if needed and you can show the plans to a builder who will be able to give you a proper quote, I would advise speaking to at least three so you get an idea of the going rate. The down pipes etc shouldn't be a problem and can either be re-routed or stay where they are with a special roof tile. One of the issues you might have is if you have a Water Inspection Hatch on the ground where you want to build, but whoever draws the plans should be able to advise you on that. I'd also suggest getting rid of the old garage before building the new one otherwise you'll have to drag all the rubble through the house unless you have another exit point to your back garden!
  8. I think it really helps to track your food intake on an app such as 'My Fitness Pal'. I'm not saying it's a magical weight loss tool but I know quite a few people who use it with a decent amount of success and best of all it's free!
  9. Try APS (All Print Supplies) on Temple Road in Rotherham, they stock a variety of brands and sizes. If you're just after a few meters though you will probably be better off approaching one of the many local sign makers.
  10. Is there any reason why you're only looking for private landlords? I run a Property Management Company and we regularly have landlords that will allow pets. We don't have anything available in the area you are looking for at the minute but not all agents are terrible so it's worth giving them a chance if they have something you like the look of. Failing that your best shot at finding something private would probably be Gumtree as Rightmove only allow actual agents to advertise.
  11. It sounds quite expensive but I don't think the price you were quoted is that outrageous to be honest as long as it is a reputable company using the correct materials. There is a huge difference between simple vinyl lettering and a partial wrap. For example, we used to sign up a van in a decent 7 year polymeric vinyl for around £150. The whole process cutting, applying and finishing took around 2 hours and cost us no more than £30 in materials. Compare this to a printed wrap where you use an expensive cast vinyl, solvent inks and over laminate and that's before the extra time taken (24 hours to outgas and probably a day to fit). It's a much more complicated job too so you're paying for the skills of the fitter, whereas most people can fit normal cut vinyl themselves. At the end of the day it's a moving advertisement for your business and something that if looked after should last a good 7 years. First impressions are important in business and I personally think that it's one area where you shouldn't scrimp.
