  2. If you let to a group of people on a single/joint contract (whether it is a HMO or not) as long as the contract states it is the tenants responsibility to pay, the council cannot pursue you for the tax.
  3. I have had an appalling smell on a landing and could not locate the source. Smell is hard to describe โ€“ but a combination of gassy, dirty drains and bad fish What made it worse is it was intermittent. We finally discovered the problem to be an electric switch โ€“ the wires that led to the switch and the switch were slightly melted caused by the switch being faulty. I would never have guessed it could possibly have been that so may be worth checking?
  4. Hi I want to run SKY on a second tv in a different room. I want the second tv to be controlled from within the second room. I realize it will need a second Sky box (which I have) I do not want/need multi-room. I am aware the second tv will not receive a different channel if the first tv is on. What is the easiest way of doing this? Does the aerial come from the satellite dish or from the first sky box somehow, or by splitting the aerial somehow, say just before it reaches the first box? I assume I will need a second SKY viewing card? Thanks
  5. Looking at your sketch, brushing any product on or using a mastic is likely to prove very temporary - but will give you an instant 'patch' - Cromar products are very good. A longer lasting 'temporary patch' would be to run a roll of 'flashband along the crack (there are different widths, but 150mm will give you plenty coverage on the brick and the new roof. Once it is on, lightly heat it with a blowtorch or hair dryer and it will stick) This temporary fix should last many years. Ideally it looks like you need proper flashing pointing into the mortar course above.
  6. The thread was opened as a means of the young lady advertising a novel idea to raise money for her chosen charity. But not only is she putting in the time and effort raising the money she is also offering her care and experience for the duration of the trip. I hope she enjoys it and at the same time as raising money and helping people, gains a positive lasting experience that will and should help her in her future endeavours. She is not asking for your comments about her choice of charity or what percentage of the charities money is spent on admin etc, etc. She simply wants to raise money, so she can be in a position to give her time to try and help less fortunate people. I wish her the best of luck. I do not work in town so am not in a position to place an order, however, I will gladly make a contribution to help you on your way โ€“ pm sent.

  8. A very interesting link โ€“ thanks Jeffrey I have never tried to create a licence and from my understanding of the quoted cases it seems difficult for a landlord to โ€˜safelyโ€™ try and do it.   10. Not correct. There are many Victorian drains unmarked on Yorkshire waters plans.
  11. Nobody needs to involve a third party to investigate if there is a leak. Simply make sure everything is off at your property and look at the meter. If its moving/spinning you have a leak.
  12. That may well be the case. However I would be interested to know for sure if this new technology is able to detect the water used at any set time span between the automated readings. I doubt it.
