  1. I like your style regarding the letter charges! I have been doing the 'not applicable' that for the last 3 years but they still continue to charge and I now have had a phone call from them pursuing payment.

I do remember instructions from my solicitor to send a copy of my alternative insurance documents to Coppen as soon as I moved in, which I did, and I understood at the time that was the end of the matter. However they still continue to charge me, even though I have wrote to them explaining this. Also, by doing that does that mean you are not charged these penalties?

  4. That is useful to know, thank you. Could you tell me with your knowledge and experience of law, on what grounds do they have a right to implement these penalties. What has the property to do with them? If I had inadequate insurance and it burned to the ground and I was left homeless, how does it negatively affect them?
  5. Thank you all for your imput, especially Mr Shaw, it has been helpful. I would still appreciate hearing if there are any other people out there that have had any of the same experiences with them and your thoughts on the matter.

  7. Only lived there two & half years and none of my neighbours have this charge. When I queried this with Coppen Estates they said it had just come in to force when I bought my house. I understand from my solicitor that is not an enforcable charge but I'm not sure what their rights are as landowners, or my rights as a leasehold homeowner. I am awaiting further information. It seems to me that by forcing money out of someone for not taking out insurance with who they say you should is extortion, and this kind of practice should be abolished. Any comments?
  8. Has anyone who owns a property on leasehold land (Coppen Estates) being charged annual penalties (£35 per year)for not taking out house insurance with Royal Sun Alliance? I would really appreciate replies on this one as I think it is an outrage!
  9. I'm with you on that one. It was all the things that people have said but it was stiil great. Got many fond memories of some great nights in there.
  10. I used to love dripping sandwiches. The best dripping you could get was from a stall in the castle market. It came in little polystyrene tubs and was all mushed up with the dark meat juicey jelly stuff mixed with the fat!! Very tasty, but had a tendency to provoke an immediate heart attack after eating! I'm far too sensible to touch the stuff nowadays.
