  1. I doubt that a company limited by guarantee would be rule-complaint for FA/EFL purposes. So SWFC has to be limited by shares. If it's a plc, shares have to be freely transferable.

  8. Assuming this to be now self-evident, the problem is not the supply but that the demand is excessive. This must be due to an increase in the number of potential occupiers. We know that UK family size is declining. So there must be more families/households- either existing ones that have now split up, or newly-created/arrived ones. Which you think is to blame?
  9. Yes. This is important- use of unbarcoded definitive stamps (= not special issues/Xmas 'commemoratives') after 31 July means that the envelope will be treated as unstamped- triggering a £1.10 penalty for the unlucky recipient to pay.
  10. WRONG If it's a Will, its contents do not operate unless/until there's a Grant of Probate (or, occasionally, Letters of Administration- which achieves more or less the same effect). A Will might create a Trust, it's true- but any such Trust cannot come into effect until the Testator's death (or later, if the Will says so). A Deed of Trust, on the other hand, is 'inter vivos'- i.e. made between living people. So it's independent of any Will and no Grant of Probate etc. arises. But please do not rely on this post in deciding what to do. I know nothing about your circumstances and you must take independent legal advice appropriate to your needs. My comments are generic only.

  12. Also beware: if the property is leasehold, as many are (Gleeson leases), it's a very good idea to buy the freehold reversion at the same time. You'd need assistance from the leasehold vendor, provided that such vendor has owned for >2yrs., but the vendor ought to co-operate as it you will need to meet all the costs.

  18. Still, merely demolishing it makes no difference to land ownership- and not to easements either. Tidying-up each property's ownership is desirable, well before either is destined for remortgage or sale. Never wait to fix a known potential problem!
