  1. Hi guys, Can anyone give me an idea of what it is like? I can't find too much online from people, which could be a good thing. Basically we've looked at some houses out there, and although nice I know nothing of the area, so your input would be great. Ta.

  3. Rooms all look small and cramped. The house may be light and airy but the pictures do not convey this, they seem very dark and stuffy. Garden needs a mow and tidy up. Wide angle lens and alternative pictures would help. Honest opinion from a FTB'er.

  5. AFAIK this relates to the vendor only. Estate Agency Act 1991 doesn't mention anything about the buyer needing to show anything.
  6. Then you gently remind them of their legal obligation that they need to pass your offer on to the vendor.
  7. Ok, should have put it in context a bit more. By intermediate I mean that they are someone that generally you have to go to in order to progress the process of putting an offer in. Obviously they are there to aid the vendor and get them the most money possible.
  8. As Jeffery pointed out. They have a legal obligation to forward your offer to the vendor. An estate agent has no legal requirement to see your finances, and you do not need to show them. All they are is a intermediate between seller and buyer. The solicitors do everything in terms of finances. Whether an vendor decides to accept an offer or not is purely up to them. My advice was to not be drawn in to a bidding war against what could possibly be yourself. Be firm with offers, leave EA's with no movement in terms of trying to squeeze you or put undue pressure on. Saying you have an AIP is all that is required, giving them proof of funding which is normally above what you are willing to spend is just shooting yourself in the foot as the EA will tell the vendor you can afford more. The sooner people get tough on EA's cheap tactics the better the housing market will be.
  9. An agents commission doesn't really change much during the negotiation period. It's generally a matter of tens of pounds. Agents unfortunately in modern times are seen as a requirement. They aren't required really as they do nothing that you couldn't do yourself. But every arsehole has it's sore point at one time or another. Easiest way to get around an agent trying to con you is to put in a firm offer, say you are proceedable (if applicable) DO NOT tell them for how much, they have no need to know what your finances are that is purely for solicitors only. Then say your offer is either open or for a finite time only. The sooner people start operating in this way, the sooner house prices will start to become more realistic.
  10. You are not alone don't worry. We asked for a viewing on a house on Church Lea near Hoyland. I didn't hear anything back and to be honest forgot about it as we went and looked around the area and didn't like it anyway. 4 weeks later I got a call back asking if I still wanted to look at the house. It would appear that they are a joke in terms of being agents. I can recommend Bartons, but again when you tell people you think the house is overpriced they tend to just do the normal "oh... really?" The wake up is still coming.

  12. Just had a browse of the website, and got some questions. What are the differences in membership level? I.E. you have conditioning suite only, and full membership. I'm imagining that obviously you cannot use the cage or ring if it's conditioning suite only? What's included in the conditioning membership that isn't in the full membership? I'm asking here by the way, as it will probably be a common question people will have cheers.

Chemist - I appreciate the advice, and believe me I shall not be over stretching, I've got a ball park of what I am willing to pay out every month and done some rough calcs to work out what would happen should a interest rate rise come (which undoubtedly it will). So my partner and I have agreed to place a fixed amount in to an account which will bank us a not unsubstancial amount each month in excess to cover most events. NewBiz - I assume by lenders you mean people like HSBC - If I am an account holder there, then there might be better deals avaliable to me than to a broker? If so, I am planning on also having the obligatory bank manager/advisor chat as well.
  14. Hi all, I've done a bit of research recently in to buying, and am at that stage where really I need some independant advice. Now, I know whoever I go to has to be regulated by the FSA, and I want to look for someone who does whole of market. We have a reasonable deposit amount and enough to cater for fee's but really need to know our definitive limits in terms of how much we can borrow and all about capital repayment mortgages ( I will not be touching interest only, as it is a waste of time and might as well keep renting) Ideally, I'd like someone who will just sit down with me and my partner and go through everything that we need to understand. Not blind us with information, and most importantly not charge us for an initial consultation/advice session. Any help gratefully received.

  17. Incorrect. All diesel fuel injection systems are now designed around having ~12% biofuel added to them. So forecourt fuel will not harm the new engines coming out. The reason that they put those stickers on is to warn people off putting high concentrations into the fuel tank as these will damage the system. You are correct that over time bio diesel can cause harm, but this is time related with the higher concentrations, as the bio part of it will begin to attack oil based components, so seals, piping etc. This is true even in the older vehicles like your dads. IIRC - VW still ensure their cars warranty wise with forecourt concentrations of bio-diesel ~5%, as I'm pretty sure it is a government initiative that suppliers had to start adding some in to their fuels at the refinery. The reason you will notice a difference when changing fuels is because the knock sensor on the engine takes time to adjust, it is not an instantaneous change it takes a number of miles for it to come to the correct balance and change injection point for the new fuel. This is to do with cetane values changing between fuels, it will not damage the engine as their are failsafes built in to ensure that it won't. Also if it is cold I.E. winter time then things like this are more obvious as diesels and cold environments do not mix very well due to the principals of it's combustion (Compression Ignition - not spark like petrol) so it needs both heat and pressure in order to produce its power stroke.   19. I'm looking for another game as well. I play on same team as JCB (for the record he is an ace keeper!) as a defender. Played in Wednesday night league at goals and currently play in Sunday night league at pittz (7-a-side). I am not interested in playing on Pittz 5-a-side pitches.   20. I'm on the receiving end of their "great" customer service. It's a joke. Fortunately I can contact the landlord direct to sort out any problems I have. I'd look elsewhere, and have a look on reviewcentre website to get a real flavour for their service, or lack there of.

  22. I'm looking for another game during the week if possible. I play league at goals on Monday nights, and midweek wednesdays and am a defender (but have an alright shot on me). Would be looking at playing on of the other nights during the week (Tuesday/Thursday/Friday) If anyone has anything please PM me. Oh, there is one thing, I'm not interested in playing at pittz, have picked up too many injuries playing on their concrete pitches. cheers.
  23. Unfortunately no one local. I've got a full copy of VAGCOM and genuine lead but that's no good for what you need. I'd give this fella Rampent is on about a call first, and then go from there. It may be a case of getting on some forums (a-la my sig) introducing yourself and then seeing if anyone can help. I know there are a reasonable number of VW fans based in S.Yorks, so I'm sure you will find someone.
  24. You will need someone with a program called VAG-TACHO and a specific VAG-TACHO lead.
  25. Correct they don't need CAT's. However, as part of a new legislation for 2012 MOT's that is being brought in any car that has had a DPF fitted from factory will require it to be present and operational at MOT time. This could however, change as the plans are not completely finalised.
