I was aiming to save a 10% deposit, but I have seen a property I like and we would have enough in savings for a deposit plus fees ect if we could get a 95% ltv mortgage, but now with the post above I am not sure. I really do not know why my credit rating was only fair, there was a lot of credit checks on there from insurance companies when I have used confused.com, even companies I have never used, only got a quote. I did phone experian and they said a lender would not be able to see all those credit checks, just me. I had no idea they did a credit search on you when getting a quote. I have used them loads in the past to get quotes just out of curiosity.
  2. We only want to borrow approx 1.8x our household income. We are not maxing our limits or stretching our earnings. The amount we will borrow will be easily affordable with our salary, perhaps even managable on one. We have been saving our deposit in a savings account so we have no problem proving its origin. Of course I would not dream about lying/ exaggerating our income. No need to really based on what we want to borrow.
  3. I have been looking and think I have found a good deal right now, I am willing and able (I think lol) to use comparison sites. I think what I am most concerned about is being turned down for the mortgage. I do not have any debt and only ever had one loan from my bank which I paid off early but I recently checked my credit report from experian and the score only came back as Fair. I thought mine would have been good I thought maybe a broker would have the expertise to take our info and have a good idea of which companies are likely to offer a mortgage. Will they do that, or just give us the options of the best deals? I know mortgage companies are nit picking applicants lately
  4. Really? I am quite shocked at that. I thought they would want something in saving at least, so you dont stretch yourself initially. I am planning on saving a bit anyway before applying so we have some cash for improvements/ decorating. But was just looking for a ball point figure to aim to. Its all a bit scary when you think your almost there lol
  5. Is it always best to use a broker? I am not sure where to look for one lol. I also plan to get quotes and find a solicitor before I view any properties. Is that something a broker would recommend? I am a bit clueless so guess I do need a broker lol
  6. Thanks for info, but what would the mortgage company like us to have in savings in addition to the deposit and fees? I have heard the look for you to have savings to the value of what it would cost you to live for at least 3months. Is that correct? How do they calculate the figure?
  7. So to get a 95% ltv mortgage, does your credit rating have to excellent? Does it depend on the amount you wish to borrow? Me & my OH would like to borrow 1.8 x our annual income, would that be looked at favourably or does it not make a difference? I always thought I had a good credit rating as I have always paid back debt and not defaulted. Even paid back a loan early but my report for Experian only came back as fair

  9. Hi, me and the OH have almost saved the deposit to buy our first home. We know what our budget is for the property and would like to get a mortgage in principle before begining to view any properties/ contacting agents. What I would like to know is how much the mortgage company would want us to have in savings in additional to the deposit. Is there a figure they work to such as 3x mortgage repayment plus XXX etc? I know i need to save about £2000 for fees, but how much more will the mortgage company want us to have??? Our budget will be below the FTB stamp duty threshold, so do not need to worry about that.

  11. Thanks guys, I will go down then this week end and stock up. I know my mum always used to say the grocers where more expensive than the supermarkets so was not sure if the same applied to the market. I think I am also going to alternate between Asda and Morrisons, maybe Aldi too to pick up the different offers
  12. Like everyone I have noticed my weekly shopping bill has increased rather alot lately. I do all of my shopping at morrisons at the moment but I am spending more than I can really afford and much more than say a year ago. So I was wondering if castle market is cheaper than the supermarkets for meat and veg? Ideally I would go and buy enough meat for a month and freeze it, as I do not usually go into town. Is it cheaper? And also is the quality good? Or does anyone have recommendations of where to stock up on good meat, cheaper than the supermarkets?
  13. Almost two years later and this house is still vacant and borded up. I guessed it was privately owned as it has not had the new gates/ fencing the council properties have had in the area. Such a shame really...

  15. BUMP Did anyone find any decent spray? My cat scratches the sides of the leather dining chairs. I have put a scratchin post at either end of the dining table which i spray with cat nip but she does not use them! I could really do with a good spray to use before she completely wrecks them. She also scratches the carpet at the top of the stairs.
